How bathroom resealing works in PA20
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. Common call-outs are for smears of silicone across the tiles and water escaping at the shower enclosure, on shower trays & enclosures, sinks & splashbacks and wet rooms.
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes a couple of hours for a single bath or shower for a typical job.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Local landmarks in Rothesay
Typical jobs here are in homes near Rothesay Academy, St Andrews R.C. Church Hall and Golfers Bar and the streets around them. Nearby you will also find Rothesay Castle (within half a mile east) and Victoria Hospital (under half a mile south). For a walk, there’s Kames Hill and Greenan Loch.
Bathroom resealing across PA20: local notes
From Rothesay, Port Bannatyne and Craigmore to its smaller places, homes across PA20 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Our work covers the whole of Scotland, PA20 included. Journeys are planned ahead, and outside jobs are booked around the forecast. PA20 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are normally the first to need attention.
Rothesay: In the older streets around St Andrews R.C. Church Hall, older homes can move a little, which is hard on rigid grout and tired sealant. If you look after a building such as Rothesay Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.
Why it fails
Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.
The problems people usually mention when they call are:
- Two layers of silicone, both failing
- Shrunken sealant along the back of a worktop
- Black mould in the silicone that will not clean off
- A bead that has pulled away from the tiles
Aftercare tips
Looking after new joints is easy:
- Move toiletries away from the joint
- Use gentle cleaners on the silicone
- Avoid abrasive pads on the sealant
- Wait for the cure time we give you
In a kitchen, do not let water sit along the back of the worktop. The drier the joint stays, the longer it lasts.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
What affects the cost of bathroom resealing
There’s no set price list. What we look at:
- Any mould that needs treating
- How easy the joints are to reach
- The type of sealant required
- Any working-time requirements on site
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.
Asking for a quote
Photos by email are helpful but not essential. Please mention:
- Where the property is
- Pictures of the joints, sent by email
- Whether it’s a home or a business
- Roughly how big the job is

When something else is needed
New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:
- Failed grout lines across the wall
- Water coming from the plumbing rather than the joint
- Loose or hollow tiles, or failed tanking behind them
How the job changes by surface
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.
Baths
Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone.
