Remedial Sealant in Kingarth
Removing failed, mouldy or leaking sealant and putting it right in Kingarth, with a 12-month guarantee on every job. Ask us for a quote.
- Mould trapped under a layer of silicone
- Gaps opening along the back of the worktop
- Wide, uneven beads that look worse than the old ones
How the visit works
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for a typical bath or shower, longer where several layers have been applied. Outdoor work around Kingarth depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First we work out whether the problem is the sealant, movement or a leak.
- Each layer is cut out and the residue cleaned off.
- We treat any mould and dry the joint thoroughly.
- The right product goes in, with backing where the joint moves.
- We finish neatly and point out anything that needs another trade.
Getting ready for the visit
- Clear the area around the work
- Let us know if you’ve seen damp or leaks
- Plan for the work area to be out of bounds to pets and children

How we handle remedial sealant in Kingarth
Remedial work is what we do when sealant has failed or been done badly. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out. We work on botched or over-sealed joints, failed movement joints and leaking tray & enclosure joints, and the jobs we see most are mould trapped under a layer of silicone and products that weren’t meant for the joint.
For a place like Kingarth, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
Every job is covered by our 12-month guarantee.

What the job involves on each surface
Over-sealed & botched joints
A thick bead smeared across tiles often hides mould or gaps. Taking it back shows what’s underneath.
Mouldy bath & shower sealant
Black mould inside the bead will not scrub out. All of it comes out, and the joint is treated and dried before anti-fungal sanitary silicone goes in.

Why deal with it now?
Ripping out a bathroom isn’t usually needed. If the bath, tray and tiles are sound, remedial resealing normally puts it right. If they’re not, we will tell you. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
How to look after the new joints
So the new joints stay in good condition:
- Air the bathroom so the sealant can dry
- Keep bleach and abrasives off the bead
- Deal with small splits early
- Get the cause of a repeat leak found before resealing
Keep the room ventilated: use the extractor or open a window after showering.
If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.
What remedial sealant looks like in Kingarth
Kingarth is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
In and around Kingarth, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint. Whether the job is in Kingarth itself or nearby, the right material for each joint matters as much as a neat finish.

How we quote for remedial sealant
The quote reflects the job in front of us. We look at:
- Whether old sealant or filler has to be cut out
- Working hours on commercial sites
- Whether the work is at height
- Any mould that needs treating
Combining jobs into one visit is normally more efficient than separate visits. You’ll get one clear quote for the whole job.
Helping us quote
You don’t need to know the technical terms. It helps if you can tell us:
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
- A few photos by email, if you can
- How many joints, rooms or windows are involved
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, send an email to info@mrmastic.co.uk.
