Bathroom resealing across Argyll and Bute: what to expect

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We work on kitchen worktops & upstands, shower trays & enclosures and wet rooms, and common reasons people get in touch are a bead that has pulled away from the tiles and a messy, uneven bead from a previous reseal.

At the end, we look at the finished work together. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on the amount of work.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

What you will pay

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What’s near Helensburgh

In Helensburgh, that means homes and buildings near Lomond School, The Henry Bell pub and St Joseph's R.C. Church. There’s a railway station in Helensburgh itself: Helensburgh Central station. A little further out are Ardencaple Castle (1.3 miles west) and Victoria Infirmary (0.5 miles south-east). For a walk, there’s Lyle Hill.

Bathroom resealing across Argyll and Bute: local notes

In Argyll and Bute, bathroom resealing takes in flats, houses, rentals and businesses, in Helensburgh, Oban and Dunoon and well beyond. Wherever the job is, all the old material comes out before anything new goes in.

Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in Argyll and Bute are chosen with that in mind. Coastal guest houses and holiday lets in Argyll and Bute can see heavy use in busy months, which is hard on sealant and grout.

Helensburgh: Homes close to St Joseph's R.C. Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Lomond School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

When it isn’t the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Tiles that have come away from the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Water getting in through the grout rather than the sealant

What we’re called out for in Argyll and Bute

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Look out for these signs:

  • Smears of silicone across the tiles
  • Water escaping at the shower enclosure
  • A reseal done over the top of the old bead
  • Shrunken sealant along the back of a worktop

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Wipe the sealant dry after showering
  • Let new sealant cure fully before it gets wet
  • Never pick at the silicone with a blade

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

What affects the cost of bathroom resealing

The price is agreed before any work begins. It takes into account:

  • How many areas need sealing
  • Access and height
  • How much old sealant there is and how hard it is to remove
  • The type of sealant required

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Helping us quote

When you call or email, these details help:

  • Where the property is
  • Whether it’s a home or a business
  • The problem you’ve noticed
  • The rough size of the job

Getting a quote is simple: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.

Why deal with it now?

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal.
