Our bathroom resealing service in PA48
A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on wet rooms, shower trays & enclosures and basins & vanity units, and the jobs we see most are a joint torn by a bath that flexes and new sealant laid over old sealant that is now lifting.
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a couple of hours for a single bath or shower and we leave things clean and tidy.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, normally after around 24 hours.

Bathrooms and kitchens across PA48
In PA48, bathroom resealing takes in flats, houses, rentals and businesses, in Port Charlotte and well beyond. Wherever the job is, all the old material comes out before anything new goes in.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including PA48.
Port Charlotte: Around Port Charlotte, as everywhere, bathroom resealing is only as good as the preparation behind it. For an older house near a landmark such as St Kiaran’s Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.
When something else is needed
A few problems are outside what sealant work can do:
- A tray that rocks until it’s re-bedded
- Water getting in through the grout rather than the sealant
- Loose or hollow tiles, or failed tanking behind them
Why it fails
Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
Any of these means the joints need attention:
- Splits where the tray meets the wall
- Leaks into the floor or ceiling below
- Water escaping at the shower enclosure
- Black mould in the silicone that won’t clean off
Can I do it myself?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Surface by surface
Baths
Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.
Shower trays & enclosures
If a tray moves underfoot, new silicone will not last. Movement is checked before anything is resealed, and if the tray needs refixing, we’ll say so.
Landlord and commercial work in PA48
Housing providers, facilities teams and property managers book us too in PA48 and across Argyll and Bute. We can quote a run of properties together, and we’re fully insured for the work.
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Questions from PA48
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.
Are you insured?
Yes, we are fully insured for every job we do.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Will it make a mess?
Tidy work is part of the job. We protect what’s around the joints.
Where is Mr Mastic based?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
