Bathroom resealing in PA42: how it works
Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. Typical jobs include water getting behind the bath panel and a messy, uneven bead from a previous reseal, across wet rooms, basins & vanity units and shower trays & enclosures.
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes around two hours for one bath or shower, longer for a whole bathroom.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
What you will pay
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
What you get with us
- An ARBOMaster approved applicator
- Arbo and Everbuild products
- Colour agreed with you before we start
- We’re fully insured

In Port Ellen, that means homes and buildings near St John's Church (Port Ellen). A little further out are Dunyvaig Castle (2.4 miles east). Green spaces nearby include Loch nan Gabhar and The Oa.
Where we work in PA42
Across PA42, from Port Ellen, Imeraval and Ardbeg outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. PA42 is part of the area we cover across Scotland. Along the coast in PA42, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout, and the weather is hard on the outside too.
Port Ellen: In the older streets around St John's Church (Port Ellen), walls and floors in older homes can move, and sealant and grout show it first. In and around Port Ellen, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
Common problems we fix in PA42
No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.
It’s worth asking for a quote if you see:
- Water getting behind the bath panel
- Water escaping at the shower enclosure
- Sealant that has split, shrunk or peeled away
- New sealant laid over old sealant that is now lifting
When it isn’t the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- Movement from a bath with loose feet or no proper support
- Failed grout lines across the wall
- Damage behind the tiles that needs a tiler
Quotes for bathroom resealing in PA42
We do not publish a price list, because no two jobs are the same. What we look at:
- The number of rooms or windows
- The old material and how stubborn it is
- Access and height
- Mould in or behind the old joints
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Asking for a quote
What to tell us when you ask for a quote:
- Photos by email, if that’s easy
- If someone has resealed it before
- Where the job is, and your postcode
- Whether it’s a home or a business
For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work before giving you a price.
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Aftercare tips
How long the joints last depends on use and care. We suggest:
- Look for lifting corners and small gaps now and then
- Keep bottles off the sealant line
- Give the silicone its full cure time
- Keep the fan on for a while after bathing
Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
Questions from PA42
Do you work in PA42?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes PA42.
Do you have insurance?
Yes. We’re fully insured.
Will you leave a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Can mouldy silicone be sorted out?
Yes. Once mould has grown into the silicone, it generally can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
What colours of sealant can you use?
White, clear and a range of colours are available. Where the joint is on show, we match it to the surface.
Can tenants book the work?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Can new silicone go straight over the old?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
