Trusted new build mastic in Port Ellen

Different surfaces, different methods

Bathrooms and en suites

Trays and baths in new builds settle as they’re used. We reseal once the old bead is fully out and baths are filled before sealing.

Windows and doors

External mastic around new windows and doors is sometimes rushed or missed. It’s resealed with an exterior sealant suited to the frame and wall.

New build mastic in Port Ellen

We never seal over a failed new-build bead. New silicone will not bond to old silicone, so it all comes out before we clean, dry and reseal. We work on show homes, windows & doors and bathrooms & en suites, and the jobs we see most are worktop and upstand sealant coming away and sealant work across a run of new homes.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

What new build mastic looks like in Port Ellen

Port Ellen is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Port Ellen is in the west of Scotland, which is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.

In and around Port Ellen, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Port Ellen questions

Will you come out to Port Ellen?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

What guarantee comes with new build mastic in Port Ellen?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Do you take on second-fix sealing for builders?

Yes. We seal plots to the developer’s programme. Tell us the plots and the joints involved for a clear quote.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Can landlords and businesses book you?

Yes, regularly. Several properties can be quoted together.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Port Ellen.

What do you put in the joint?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Can I send you my snagging list?

Yes. Send it with pictures and we will quote for the sealant items. Items that need a plumber, tiler or the builder are flagged.

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for most snagging lists, longer for a run of plots, and the area is left clean. Somewhere like Port Ellen may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Watch for new gaps as the house dries out
  • Get a leaking seal dealt with straight away
  • Resist patching a failed seal with a tube from the DIY shop
  • Photograph failed sealant before it’s redone

Do not stand on the bath edge or the lip of the tray while the sealant cures. If a bath or tray moves when you stand in it, get it looked at.

Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black keeps the job straightforward.

Quotes for new build mastic in Port Ellen

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Whether old sealant or filler has to be cut out
  • The type of sealant required
  • Any working-time requirements on site
  • The size of the job

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.

What we need to know

When you call or email, these details help:

  • Whether it has been sealed before
  • Photos by email, if that’s easy
  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking

We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.

Signs you need new build mastic in Port Ellen

The wrong product is sometimes used in the wrong place: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Neither lasts long.

These are the problems we are asked about most:

  • Cracked sealant around new window and door frames
  • Gaps behind new kitchen upstands
  • Gaps opening as the house dries out and settles
  • Shower seals failing in the first year or two

For jobs in and around Port Ellen, choosing the right material for each joint is as important as a tidy finish.

When it is not the sealant

A few problems are outside what sealant work can do:

  • Broken tiles or a split tray
  • Leaks from pipes, valves or wastes, which need a plumber
  • Movement caused by a poorly fitted tray or bath
