How bathroom resealing works in PA43
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across PA43. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. Common call-outs are for black mould in the silicone that won’t clean off and failed sealant on the screen profile, across shower trays & enclosures, basins & vanity units and baths.
You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the work takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
How we quote
What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
Why book with us

Bathrooms and kitchens across PA43
Homes across PA43 range from older properties to new builds, and in places like Bowmore there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
We work across all of Scotland, from the cities to the islands, and PA43 is part of that. Longer journeys are planned in advance, and outdoor work around the weather.
Bowmore: For jobs in and around Bowmore, choosing the right material for each joint is as important as a tidy finish. Around Bowmore, as everywhere, bathroom resealing is only as good as the preparation behind it.
For landlords and businesses
Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.
We also work for property managers and facilities teams. Several sites can go on one quote, and we are fully insured.
What we’re called out for in PA43
Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.
Signs it’s time to call us include:
- Two layers of silicone, both failing
- Gaps between the worktop and the wall
- A bead that has pulled away from the tiles
- Failed sealant on the screen profile
Quotes for bathroom resealing in PA43
The price is agreed before any work begins. It’s based on:
- Which sealant suits the joint
- How many areas need sealing
- Mould in or behind the old joints
- The size of the job
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- Pictures of the joints, sent by email
- Whether it’s a home or a business
- Any previous sealing or DIY work
- Where the property is

Can I do it myself?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Why act early?
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair.

Common questions in PA43
Is it OK to put new sealant on top of the old bead?
No, never. A bead laid over old silicone soon starts to come away, because silicone does not bond to silicone. We remove the old bead completely before resealing.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Ventilation helps.
Do you work for hotels and businesses?
Yes. We’ve worked for hotels, offices and other businesses and we’re fully insured.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status and we are fully insured too.
Can tenants book the work?
Of course. Check with your landlord; we can send the quote to them too.
Is the work guaranteed?
Yes. Every job carries our 12-month guarantee.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access.
