About our glazing silicone in Bowmore

Glazing silicone that has yellowed, blackened or come away looks poor and can leak. We remove it without scratching the glass or frame and reseal the joint. Common call-outs are for stained, discoloured glazing silicone and shower screens leaking along the wall or tray, on rooflights, shower screens and glass-to-frame joints.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

All of our work is guaranteed for twelve months, in Bowmore and everywhere else we cover.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • A frame that needs repairing or replacing
  • Glass that needs replacing
  • Failed flashing around a conservatory

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Questions from Bowmore

Do you cover smaller places like Bowmore?

Yes. Bowmore is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is Bowmore in your area for glazing silicone?

Yes. Our work covers the whole of Scotland, and Bowmore is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do you seal glass balustrade bases?

We can, if the base joint is sealed. Send us photos and we will take a look when you email us at info@mrmastic.co.uk.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used before we leave.

Can landlords and businesses book you?

Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.

Can you just put new silicone over the old?

Topping up is a common cause of leaks. A proper job means cutting out, cleaning and resealing.

How it works

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, depending on how many joints need doing. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First we agree the joints to be done.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. New glazing silicone goes in and is finished neatly.
  5. We inspect the work and test it where we can.

Advice

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Check the silicone on glass every year or so
  • Keep scrapers and blades away from the silicone
  • Open vents or windows to let moisture out
  • Stick to mild cleaners on glass

Don’t use blades or scrapers near the bead when you clean. Stick to a soft cloth.

Act on black or lifting silicone early. Once it starts to peel, water gets behind it and the problem grows.

Bowmore homes and the weather

Bowmore is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, which means glazing joints and frame seals has to cope with a lot of rain.

For jobs in and around Bowmore, choosing the right material for each joint is as important as a tidy finish.

Glass balustrade bases

The base of a glass balustrade is usually sealed. Failed sealant there lets water collect.

Rooflights

Rooflight leaks can come from the sealant or the roof. We check which it is.

Quotes for glazing silicone in Bowmore

Every job gets its own quote. This is what makes a difference:

  • Whether the work is at height
  • The product the joint needs
  • How many areas need sealing
  • The old material and how stubborn it is

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • The rough size of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs
  • The address or postcode of the job

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, drop us a line at info@mrmastic.co.uk.

Signs you need glazing silicone in Bowmore

Dirt and grease stop silicone sticking. Where the joint wasn’t cleaned and degreased, the bead can peel away early.

The problems people usually mention when they call are:

  • Leaks where conservatory glass meets the frame
  • Sealant that was laid over old silicone and failed
  • Cracked silicone between glass panels
  • Rooflight joints letting water in

Around Bowmore, as everywhere, glazing silicone is only as good as the preparation behind it.
