Bathroom resealing for homes and businesses in Salen

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We’re often asked to deal with a reseal done over the top of the old bead and cracked, shrunken or lifting silicone, across kitchen worktops & upstands, baths and sinks & splashbacks.

For a place like Salen, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Whatever the size of the job, you get the same 12-month guarantee.

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Bathrooms and kitchens in Salen

Salen is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Around Salen, as everywhere, bathroom resealing is only as good as the preparation behind it.

When it isn’t the sealant

It helps to know what we can’t do:

  • Cracked or missing grout between tiles (that’s regrouting)
  • Loose or hollow tiles, or failed tanking behind them
  • Movement from a bath with loose feet or no proper support

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Basins & vanity units
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Wet rooms
  • Baths

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Keep an eye on the corners, where splits start
  • Squeegee the walls and tray after use
  • Let new sealant cure fully before it gets wet
  • Keep the fan on for a while after bathing

Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Questions from Salen

Is Salen in your area for bathroom resealing?

Yes, Salen is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Is Salen within the area you cover?

Yes. Salen is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are you insured?

Yes, we’re fully insured.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Do you reseal kitchen worktops and sinks too?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access.

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take half a day or less for one room, longer when the kitchen is included. Around Salen, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Before we arrive

  • Tell us about any water getting in
  • Mention any tricky access
  • Clear items away from the joints we are working on

Advice

Why it’s worth doing now in Salen

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

Signs you need bathroom resealing in Salen

No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

Look out for these signs:

  • Shrunken sealant along the back of a worktop
  • Leaks into the floor or ceiling below
  • Water escaping at the shower enclosure
  • Black spots spreading through the bead

For jobs in and around Salen, choosing the right material for each joint is as important as a tidy finish.

What your quote should include

  • How the joint is cleaned and prepared
  • What the quote includes, VAT included or not
  • Which colour the sealant will be
  • Is the old sealant removed completely?
