For landlords and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

What we do, step by step

At the end, we look at the finished work together. The work normally takes a couple of hours for a single bath or shower, depending on the size of the job. Outdoor work around Ballygown depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

How to prepare

  • Clear the area around the work
  • Tell us about access, such as stairs, a lift or high-level joints
  • Where the joints are inside, avoid wetting them before we arrive

Advice

Bathroom resealing in Ballygown: local notes

Ballygown is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Around Ballygown, as everywhere, bathroom resealing is only as good as the preparation behind it. Whether the job is in Ballygown itself or nearby, the right material for each joint matters as much as a neat finish.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Move toiletries away from the joint
  • Give the silicone its full cure time
  • Never pick at the silicone with a blade
  • Open a window or run the fan so the room dries

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally will not remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

Why act early in Ballygown

You do not need a new bathroom because the sealant looks bad. Replacing the joint is normally all it takes, as long as the fittings themselves are sound. If we find a deeper problem, you will hear it from us. In a place like Ballygown, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Common questions in Ballygown

Can you do bathroom resealing in Ballygown?

Yes, Ballygown is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Will you come out to Ballygown?

Yes, Ballygown is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.

Where are you based?

We’re based in Crawley, and we cover South East England, London and all of Scotland.

How long before the new sealant can get wet?

Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Is white the only colour available?

You’re not limited to white: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.

How long does a bath or shower reseal take?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Surface by surface

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
