Bathroom & kitchen resealing in Ardtun, Argyll and Bute
Bath, shower, basin, wet room, worktop and sink resealing for homes and businesses in Ardtun and across Argyll and Bute. Fully insured, ARBOMaster approved and guaranteed for a year.
- Water escaping at the shower enclosure
- A joint torn by a bath that flexes
- Gaps between the worktop and the wall
What we can’t put right
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- Cracks in the tray itself rather than the joint
- Damage behind the tiles that needs a tiler
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
What we seal

About our bathroom resealing in Ardtun
Homes in Ardtun have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. If you have damp behind the bath or under the tray and splits where the tray meets the wall, we can help, whatever the surface.
For a place like Ardtun, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
A one-year guarantee comes as standard.

Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
Bathrooms and kitchens in Ardtun
Ardtun is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
In and around Ardtun, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. If you live in an older home near Kilvickeon Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Ardtun: your questions answered
Will you come out to Ardtun?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is there a guarantee on bathroom resealing in Ardtun?
All our work, in Ardtun and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
I rent my home. Can I book you?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Is it messy?
No. The area is protected while we work and cleaned up afterwards.
How long will the resealing take?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
How much does bathroom resealing cost in Ardtun?
Size, access and the old material all affect the cost. Ask us for a quote.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that usually means someone at home.
Why act early in Ardtun
The difference in a professional reseal is mostly what you do not see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. Around Ardtun, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

How we quote for bathroom resealing
Every job gets its own quote. This is what makes a difference:
- How many areas need sealing
- The type of sealant required
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
The cost reflects the work involved, not guesswork. That’s why we ask about the job first.
Asking for a quote
You do not need to know the technical terms. Just tell us:
- Whether it’s a home or a business
- Where the property is
- If someone has resealed it before
- Any access issues, like height or stairs
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
Looking after it afterwards
To keep the joints looking good and working properly:
- Look for lifting corners and small gaps now and then
- Wait for the cure time we give you
- Dry the bead with a towel now and then
- Wipe up water along the back of the worktop
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
What we do, step by step
All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. For a place like Ardtun, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Getting ready for the visit
- Let us know about earlier repairs to the joints
- Keep pets and children clear of the area while we work
- Tell us about any water getting in
