External mastic in Ardtun

About our external mastic in Ardtun

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement. We work on copings & trims, brickwork movement joints and joints between brick and frames, and people most often call us about weeds or debris growing in open joints and failed seals between different materials.

External sealant needs dry surfaces, so outdoor work around Ardtun is planned around the weather. Let us know about access to every wall and roofline.

Big or small, you get the same one-year guarantee.

How to look after the new joints

To keep the joints looking good and working properly:

  • Ask before painting over external sealant
  • Keep movement joints as flexible joints, not mortar
  • Show decorators and builders where the movement joints are
  • Look over the joints every year, ideally after winter

Look over the joints once a year, ideally after winter. Splits, gaps at the edges or plants in the joint are early warning signs.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Different surfaces, different methods

Concrete and blockwork

The face of concrete or block is often dusty, so preparation is key. We prime where the sealant needs it.

Copings and trims

Questions from Ardtun

Do you cover smaller places like Ardtun?

Yes. Ardtun is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is Ardtun in your area for external mastic?

Yes, Ardtun is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

What colours does the sealant come in?

We aim for a joint that suits the wall rather than one that jumps out. Colour is agreed with you before we begin, matched as closely as the range allows.

Why is there a gap in my brick wall?

A vertical gap in a long brick wall is generally a movement joint. It lets the bricks expand without cracking and needs a flexible seal, not mortar.

How often do external joints need resealing?

It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Every job carries our 12-month guarantee.

Do you remove the old sealant?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Do you seal joints where cladding meets other materials?

Yes. Materials like render, brick, metal and uPVC all move differently, so the joint between them must be flexible. We choose one that suits both surfaces.

How do I get a quote for external mastic in Ardtun?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

When it isn’t the sealant

Before booking, it’s worth knowing the limits too:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Failed render or damaged cladding panels
  • Damp that isn’t coming from the joint

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Surfaces we seal

  • Render & cladding joints
  • Joints between brick and frames
  • Façade panels
  • Copings & trims
  • Brickwork movement joints
  • Concrete & block

Why it’s worth doing now in Ardtun

Water gets in through a failed movement joint, behind render and cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. In an older home around Ardtun, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.

What happens on the day

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on how much there is to do. Outdoor work around Ardtun depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Ardtun buildings and the weather

Ardtun is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

In and around Ardtun, as anywhere, good external mastic starts with a clean, dry, properly prepared joint. If you live in an older home near Kilvickeon Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
