Our external mastic service in Argyll and Bute

For buildings in Argyll and Bute, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean joint faces and the right depth. Typical jobs include damp patches traced to an open external joint and sealant that has lost its bond to the brick or render, across concrete & block, brickwork movement joints and façade panels.

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It usually takes a few hours for a handful of joints, longer for a whole elevation.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Outside joints across Argyll and Bute

Homes across Argyll and Bute range from older brick and stone to modern render and cladding. The joints between different materials are the usual weak points, wherever the building is in Argyll and Bute.

Our work covers the whole of Scotland, Argyll and Bute included. Longer journeys are planned in advance, and outdoor work around the weather. Along the coast in Argyll and Bute, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.

Helensburgh: In the older streets around St Joseph's R.C. Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. If you look after a building such as Lomond School, its movement joints, gutters and trims need looking after like any other building’s.

How we quote for external mastic

Every job gets its own quote. These are the things that affect it:

  • The size of the job
  • Whether there’s mould to deal with
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Helping us quote

When you call or email, it’s useful to know:

  • Photos by email, if that is easy
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • Where the job is, and your postcode

We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, email us at info@mrmastic.co.uk.

How to look after the new joints

After the cure time, these simple habits help:

  • Walk round the building once a year and look at the joints
  • Avoid pressure-washing directly into sealant joints
  • Never let anyone fill a movement joint with mortar
  • Keep soil, plants and ivy away from the joints

Do not let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage.

How the job changes by surface

Joints between dissimilar materials

Brick against render, concrete against metal, stone against timber: every change of material is a joint. We seal the joint with a flexible exterior sealant.

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant.

Landlords, agents and businesses in Argyll and Bute

We also work for property managers and facilities teams across Argyll and Bute. We can quote a run of properties together, and we’re fully insured.

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Argyll and Bute: your questions answered

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can you seal joints between two different materials?

Yes. Joints between dissimilar materials are a big part of external work. We use a flexible sealant suited to both surfaces, primed where needed.

How long does external mastic last?

There’s no fixed answer: sunny, exposed elevations and busy joints wear faster. A yearly look will tell you when they need doing. Our work comes with a 12-month guarantee.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Is there a guarantee?

Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.
