How we handle external mastic in Ardbeg

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. If you have failed seals between different materials and failed sealant between panels on a façade, we can put it right, whatever the surface.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.

Each job carries a 12-month guarantee, large or small.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Ardbeg questions

Do you cover Ardbeg for external mastic?

Yes, Ardbeg is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

Do you cover smaller places like Ardbeg?

Yes. Ardbeg is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

How long will you be here?

As a guide, most jobs take a few hours to a few days, depending on the length of joint and the access. Larger jobs naturally take longer, and we’ll tell you how long to expect.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and you’ll get one quote.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Do you work for letting agents?

Yes, often. Several properties can be quoted together, and between tenancies is a good time for the work.

Will the new joint stand out?

The aim is a neat, even joint in a colour that suits the wall. We will talk through colour options before we start, matched as closely as the range allows.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

When something else is needed

We’ll always be straight with you, so here’s what new sealant will not do:

  • Damp that isn’t coming from the joint
  • Loose or hollow render, which needs re-rendering
  • Cracked brickwork or render that needs a builder or plasterer

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Render & cladding joints
  • Concrete & block
  • Copings & trims
  • Joints between brick and frames
  • Brickwork movement joints
  • Façade panels

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Walls and rooflines in Ardbeg

Ardbeg is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For site and facilities teams at buildings such as Rothesay Academy, its movement joints, gutters and trims need looking after like any other building’s. Homes close to Port Bannatyne Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Clear growth from the base of walls and joints
  • Wash walls gently around the sealant
  • Never let anyone fill a movement joint with mortar
  • Show decorators and builders where the movement joints are

Only paint over the joint if we have confirmed the sealant can take paint. Many exterior sealants are not designed to be painted and spoil the finish.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.

Surface by surface

Render joints

Cracks along render joints let water in behind the coat. A sound joint keeps the render dry behind and helps it last.

Cladding and façade panels

Where a cladding system has its own specified sealant, we follow it or an approved alternative. Send us any details you have about the façade.

The process

We keep the work tidy and contained to the joints we’re treating. Expect the work to take a few hours to a few days, depending on the length of joint and the access, and we tell you how long to leave it before we go. For a place like Ardbeg, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints

What affects the cost of external mastic

The price is agreed before any work begins. It takes into account:

  • The old material and how stubborn it is
  • The type of sealant required
  • Mould in or behind the old joints
  • Any working-time requirements on site

Leaving a failed joint generally makes the job bigger, not smaller. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

To make quoting easier, please include:

  • Whether it has been sealed before
  • Any access issues, like height or stairs
  • What’s wrong with the joints now
  • The address or postcode of the job

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
