When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Structural movement, which needs a surveyor or engineer
  • Cracking across the wall rather than at a joint
  • Failed render or damaged cladding panels

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

How we handle external mastic in Sandbank

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two where mortar or filler would crack. If you have failed seals between different materials and weeds or debris growing in open joints, we can help, whatever the surface.

In and around a place like Sandbank, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

FAQs for Sandbank

Is Sandbank within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Does the coastal weather in Sandbank affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Is there a guarantee?

Yes. Each job is guaranteed for twelve months.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Can you reach joints on upper floors?

It depends on the building. Where joints can be reached safely, we’ll do them. Tell us about the building and we’ll confirm what access is needed.

Can I add another job to the visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Sandbank, along with the rest of our area.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

External mastic in Sandbank: local notes

Sandbank is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

Schools such as Dunoon Grammar School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Rented homes near Gourock station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

Sandbank is about 7 miles west of Greenock, in Argyll and Bute. Jobs in Sandbank get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. Our area takes in 118 places across Argyll and Bute. There’s also a page for Glasgow, roughly 27 miles from Sandbank.

We work across PA23 for external mastic. Streets in the area include Cromlech Road, Shore Road and Pier Road. Should I try it myself first?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

What we’re called out for in Sandbank

Sometimes a movement joint was filled with mortar or a rigid filler. The joint can’t move, so the wall cracks somewhere else instead.

Signs it’s time to call us include:

  • Joints pointed up with cement by mistake
  • Weeds or debris growing in open joints
  • Cracked joints where brick meets render or frames
  • Failed sealant between panels on a façade

In the older streets around Sandbank Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

How to choose a mastic man

Landlords, agents and businesses in Sandbank

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

We work for landlords and agents as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.

How the visit works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to several days, depending on the building. Outdoor work around Sandbank depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks

Related advice

Surface by surface

Render joints

Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. The old joint is removed and a sealant that bonds to both sides goes in.

Why deal with it now?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. In a place like Sandbank, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
