Your questions about external mastic in Kirn
Will you come out to Kirn?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Does the coastal weather in Kirn affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Why do you put foam in the joint first?
That is backing rod, a closed-cell foam. It stops the sealant going in too deep and bonding to three sides so it can flex with the joint.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
How long will you be here?
Typically it takes anything from a few hours to several days, depending on the building. Bigger jobs take longer, and we’ll say how long yours will take.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Do you have insurance?
Yes, we’re fully insured for domestic and commercial work.
Can you seal over the old sealant?
No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.
External mastic for homes and businesses in Kirn
For buildings in Kirn, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. If you have brick movement joints where the sealant has split and rigid filler in a joint that should flex, we can put it right, on façade panels, copings & trims and joints between brick and frames alike.
In and around a place like Kirn, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.
There’s a 12-month guarantee on every job, large or small.

Common problems we fix in Kirn
Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.
Any of these means the joints need attention:
- Rigid filler in a joint that should flex
- Water getting into walls through failed joints
- Plants rooting in failed movement joints
- Hard, crazed mastic that has stopped moving
Schools such as Kirn Primary School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
What your quote should include
- Is VAT in the price?
- Is the old sealant removed completely?
- What happens if they find a problem under the old sealant
- Which colour the sealant will be
Can I do it myself?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What happens on the day
You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the work takes a few hours for a handful of joints, longer for a whole elevation for a typical job. Outdoor work around Kirn depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Before we arrive
- Let us know about parking restrictions
- Clear the area around the work
- For indoor joints, keep the area dry beforehand if you can

What we can’t put right
Before you book, it’s worth knowing the limits:
- Damp that is not coming from the joint
- Walls that need new movement joints cut into them
- Structural movement, which needs a surveyor or engineer
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.
What we seal
- Brickwork movement joints
- Copings & trims
- Façade panels
- Concrete & block
- Render & cladding joints
- Joints between brick and frames
Why it’s worth doing now in Kirn
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Walls and rooflines in Kirn
Kirn is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
If you let a flat or house near Gourock station, outside joints that have cracked can let damp into a rental, so check them between lets. If you live in an older home near Kirn Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.
Kirn is about 4 miles west of Gourock, in Argyll and Bute. Different surfaces, different methods
Brickwork movement joints
People sometimes point up a brick movement joint by mistake. If that’s happened, we rake it out and reseal it properly if the joint can be cleared.
Render joints
Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Fix overflowing gutters above sealed joints
- Ask before painting over external sealant
- Keep high-pressure jets off the joints
- Tell anyone working on the walls about the movement joints
Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.
Once a joint can’t move, the wall finds another way, normally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.
