External mastic near Gourock

How we handle external mastic in Gourock

External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We take the old material out and do it properly. We work on façade panels, joints between brick and frames and render & cladding joints, and common reasons people get in touch are movement joints filled with mortar instead of sealant and leaking joints around cladding and façade panels.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

All our work is covered by a 12-month guarantee.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

FAQs for Gourock

Can you help a landlord with a rental near Gourock station?

Yes, we work for landlords and letting agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.

Will you come out to Gourock?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you seal joints where cladding meets other materials?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. We pick a colour that works with both materials.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures.

Will the new joint stand out?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render so the joint doesn’t draw the eye.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Where do you work from?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

What happens on the day

At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on the amount of work. Somewhere like Gourock may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

Advice

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Subsidence or other structural problems
  • Render that’s blown, hollow or coming away

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Surfaces we seal

  • Copings & trims
  • Concrete & block
  • Render & cladding joints
  • Façade panels
  • Brickwork movement joints
  • Joints between brick and frames

How we quote for external mastic

We quote each job individually. This is what makes a difference:

  • Access and height
  • Any working-time requirements on site
  • The type of sealant required
  • How many rooms, windows or areas are involved

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.

What we need to know

Before you ask for a quote, have a think about:

  • The problem you’ve noticed
  • Pictures of the joints, sent by email
  • How we’d reach the joints
  • Roughly how big the job is

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

Walls and rooflines in Gourock

Gourock is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. With historic houses such as Ardgowan House (about 3.2 miles south-west) nearby, there’s older building stock in the area around Gourock as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

Schools such as Gourock High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. In the older streets around Old Gourock Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move. For landlords with property near Gourock station, split movement joints are easy to miss on a rental until damp shows inside.

Why it’s worth doing now in Gourock

A failed movement joint lets water into the wall, behind render and cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. In an older home around Gourock, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Surface by surface

Concrete and blockwork

Concrete faces can be dusty and porous, so cleaning and priming matter. We prime where the sealant needs it before the bead.

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. The old joint is removed and a sealant that bonds to both sides goes in.
