External mastic near Ashton

How we handle external mastic in Ashton

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement where mortar or filler would crack. Common call-outs are for movement joints filled with mortar instead of sealant and water getting into walls through failed joints, across render & cladding joints, façade panels and brickwork movement joints.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

What sealant work can’t fix

To be straight with you, there are a few things sealant won’t fix:

  • Render that is blown, hollow or coming away
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Cracked brickwork or render that needs a builder or plasterer

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

What we seal

  • Façade panels
  • Render & cladding joints
  • Copings & trims
  • Concrete & block
  • Joints between brick and frames
  • Brickwork movement joints

Common problems we fix in Ashton

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it cannot stretch and rips as the joint opens.

Signs it’s time to call us include:

  • Water getting into walls through failed joints
  • Joints pointed up with cement by mistake
  • Joints where the bead has come unstuck
  • Old sealant gone brittle and cracked

Ardgowan House, about 2.8 miles south-west, is one of the historic houses in the wider area around Ashton.

Questions to ask before booking

  • Which sealant they’ll use, and why
  • When the joint can take water or movement
  • What the quote includes, VAT included or not
  • Whether you can choose the colour

10 questions to ask before booking

How the job changes by surface

Copings and trims

Copings expand and contract through the day, so a flexible sealant suits them best.

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joints work hard every day. The sealant is chosen with that in mind.

What affects the cost of external mastic

There’s no set price list, because no two jobs are the same. What we look at:

  • Mould in or behind the old joints
  • The type of sealant required
  • Access and height
  • The number and length of the joints

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and give you a clear quote before we start.

Asking for a quote

When you contact us, it’s useful to know:

  • The address or postcode of the job
  • The problem you’ve noticed
  • Any previous sealing or DIY work
  • Photos by email, if that is easy

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. When it suits you, drop us a line at info@mrmastic.co.uk.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Ashton: your questions answered

Is external mastic in a coastal place like Ashton any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Will you come out to Ashton?

Yes. Ashton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Why do you put foam in the joint first?

Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back so the bead can stretch.

How long does external mastic last?

It depends on the exposure, the movement and the product. Sealant is a maintenance item, so check the joints once a year and reseal when it splits.

Where is Mr Mastic based?

We work from Crawley. We cover Ashton and the rest of Inverclyde.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Walls and rooflines in Ashton

Ashton is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Historic houses like Ardgowan House (about 2.8 miles south-west) are a reminder that the area around Ashton has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

For site and facilities teams at buildings such as Gourock High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Letting a property close to Gourock station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

How it works

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a handful of joints, longer for a whole elevation. For a place like Ashton, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Clear items away from the joints we are working on
  • Let us know about stairs, lifts or work at height
