External mastic in Kilmacolm, done properly

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We are often asked to deal with cracked joints where brick meets render or frames and hard, crazed mastic that has stopped moving, across concrete & block, joints between brick and frames and render & cladding joints.

External sealant needs dry surfaces, so outdoor work around Kilmacolm is planned around the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Why deal with it now?

An open joint keeps letting water into the wall with every downpour. Wet masonry is more easily damaged by frost near the open joint, so the damage spreads beyond the joint. In a place like Kilmacolm, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Walls and rooflines in Kilmacolm

Kilmacolm is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Kilmacolm is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.

If you live in an older home near Kilmacolm Old Kirk, old and new materials meet at the roofline and walls, which is where sealant earns its keep. Schools such as St Columba's School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing. For landlords with property near Langbank station, outside joints that have cracked can let damp into a rental, so check them between lets.

Surface by surface

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joints work hard every day. We choose the product to suit.

Render joints

Render has movement joints and stop beads that need sealing. We reseal them with a flexible exterior sealant that suits the render colour.

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Get split or bare joints resealed while the damage is small
  • Keep movement joints as flexible joints, not mortar
  • Deal with leaking gutters that soak the joints below
  • Point out the joints to other trades

Keep pressure washers away from the sealant. High-pressure water can lift the edges and let water in behind.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.

What sealant work can’t fix

To be straight with you, there are a few things sealant will not fix:

  • Walls that need new movement joints cut into them
  • Cracks in the bricks or render themselves, away from the joints
  • Failed render or damaged cladding panels

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Questions from Kilmacolm

Is external mastic in a coastal place like Kilmacolm any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do you work for landlords with property near Langbank station?

Yes, we work for letting agents and landlords. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Do you have insurance?

Yes. We are fully insured, and we have been doing sealant work for more than 20 years.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Do you work in Kilmacolm?

Yes, we do. Kilmacolm is part of the area we cover, and the service is the same as everywhere else.

Why do you put foam in the joint first?

The foam is closed-cell backing rod. It stops the sealant going in too deep and bonding to three sides so it can flex with the joint.

Is it OK to seal over old sealant?

No. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Do you take out the old sealant first?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

How it works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes anything from a few hours to several days, depending on the building from start to finish. Outside jobs in Kilmacolm need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Try not to wet indoor joints just before the visit
  • Let us know about earlier repairs to the joints
  • On commercial sites, let us know about site rules
