External Mastic in Bardrainney
Sealing brickwork movement joints, render, cladding and façade joints for Bardrainney, backed by a 12-month guarantee. Call for a quick quote.
- Moss and dirt in joints with no sealant left
- Joints where the bead has come unstuck
- Cracked joints where brick meets render or frames
Why deal with it now?
Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
What you pay reflects the work, not guesswork. That is why we ask a few questions first and give you a clear price before work begins.

External mastic for homes and businesses in Bardrainney
We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall so the line blends in. We are often asked to deal with hard, crazed mastic that has stopped moving and failed seals between different materials, across joints between brick and frames, façade panels and concrete & block.
External sealant needs dry surfaces, so outdoor work around Bardrainney is planned around the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.
You are covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Honest limits
A few problems are outside what sealant work can do:
- Render that’s blown, hollow or coming away
- Movement that is more than a sealant joint can take
- Cracks in the bricks or render themselves, away from the joints
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.
Surfaces we seal
- Copings & trims
- Render & cladding joints
- Joints between brick and frames
- Façade panels
- Brickwork movement joints
- Concrete & block
Can I do it myself?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
A DIY attempt does not rule out a professional job. We cut it out and start again.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Keep water from gutters off the wall
- Walk round the building once a year and look at the joints
- Leave the joints unpainted unless we have said otherwise
- Act on the first splits you see
If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Catch it early and you reduce the risk.
What the job involves on each surface
Copings and trims
Joints in copings, parapets and trims are exposed to the worst of the weather. We reseal them with an exterior sealant suited to the material.
Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant.
The process
All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. It normally takes anything from a few hours to several days, depending on the building. Somewhere like Bardrainney may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
Preparing for the visit
- Plan for the work area to be out of bounds to pets and children
- Try not to wet indoor joints just before the visit
- Clear items away from the joints we are working on

Related advice
Bardrainney: your questions answered
Is Bardrainney within the area you cover?
Yes, Bardrainney is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is external mastic in a coastal place like Bardrainney any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.
Can a movement joint be filled with mortar?
No. Cement or mortar cannot stretch. Where a joint has been mortared, it can often be raked out and sealed properly.
Can you match the colour of my brickwork?
The sealant colour is picked to suit the wall so the joint blends in. Exterior sealants come in a good range of colours.
How do I get a quote for external mastic in Bardrainney?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.
Can I add another job to the visit?
Yes. More than one area can be quoted together.
Can you seal over the old sealant?
No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
Where is Mr Mastic based?
