External mastic in Inverclyde: how it works
Low-level joints can usually be done from the ground. For joints higher up, give us some details of the building and we will confirm what access is needed. We work on joints between brick and frames, brickwork movement joints and façade panels, and common reasons people get in touch are movement joints with cracked, split or missing sealant and water getting into walls through failed joints.
There is not much for you to do on the day. Show us the job and we will take it from there. The work itself takes anything from a few hours to several days, depending on the building from start to finish.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
What affects the price in Inverclyde
We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

Around Greenock
Around Greenock, our work takes us to homes and buildings near Watt Library, The James Watt pub and Wellington Academy, among other places. Greenock has its own railway station: Drumfrochar station. A little further out are McLean Museum and Art Gallery (0.6 miles north-east) and Oak Mall (0.7 miles north-east). The countryside around Greenock includes Lyle Hill.
Outside joints across Inverclyde
Our external mastic work across Inverclyde covers homes, blocks and business premises, from Greenock, Port Glasgow and Gourock to the quieter places in between. Outside joints can only be sealed when they’re dry, so the work is planned around the weather.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including Inverclyde. Parts of Inverclyde are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.
Greenock: Rented homes near Drumfrochar station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies. Historic houses such as Ardgowan House, about 4.1 miles south-west, show how far back building around Greenock goes.
When something else is needed
Before booking, it’s worth knowing the limits:
- Subsidence or other structural problems
- Failed render or damaged cladding panels
- Rising or penetrating damp from elsewhere in the wall
Why act early?
It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together, and access only has to be arranged once.
Comparing quotes
- Which colour the sealant will be
- When the joint can take water or movement
- How much experience the applicator has
- What preparation is included
Looking after it afterwards
Aftercare is simple:
- Keep high-pressure jets off the joints
- Tell anyone working on the walls about the movement joints
- Fix overflowing gutters above sealed joints
- Look over the joints every year, ideally after winter
Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.
Surface by surface
Cladding and façade panels
Where a cladding system has its own specified sealant, we follow it, or one the system allows. Tell us what the building has when you get in touch.
Brickwork movement joints
People sometimes point up a brick movement joint by mistake. Where one has been mortared, we cut it out and reseal it with sealant if the joint can be cleared.
Why it fails
UV, rain and frost all age exterior sealant. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.
People normally contact us after spotting one of these:
- Hard, crazed mastic that has stopped moving
- Sealant that has lost its bond to the brick or render
- Moss and dirt in joints with no sealant left
- Rigid filler in a joint that should flex
Inverclyde questions
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Will the old sealant be removed?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Does someone need to be in?
We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.
Where is Mr Mastic based?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Do you work for landlords and businesses?
Yes. We work for homeowners, landlords, letting agents, businesses and hotels across Inverclyde.
What do you put in the joint?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
What’s an expansion joint in brickwork?
Walls move with heat, cold and moisture, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.
