Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

External mastic in Wemyss Bay

Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. We work on joints between brick and frames, brickwork movement joints and concrete & block, and people most often call us about joints pointed up with cement by mistake and movement joints with cracked, split or missing sealant.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

Every job is covered by our one-year guarantee.

Why deal with it now?

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render near the open joint, so the problem grows beyond the joint itself. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Check the sealant is paintable before painting near it
  • Wash walls gently around the sealant
  • Point out the joints to other trades
  • Walk round the building once a year and look at the joints

Don’t paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants are not designed to be painted and spoil the finish.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.

Your questions about external mastic in Wemyss Bay

Is external mastic in a coastal place like Wemyss Bay any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Can you help a landlord with a rental near Wemyss Bay station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Do you cover Wemyss Bay?

We do. Wemyss Bay is part of the area we cover, and the service is the same as everywhere else.

Do you work at height?

Each building is different. Tell us the height, the number of joints and what’s below them, and we will confirm what access is needed.

Can you do several jobs on one visit?

Yes, we can. More than one area can go on one quote.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses.

What is backing rod for?

Backing rod goes into deeper joints as a matter of course. It sets the sealant depth and prevents three-sided bonding so the bead can stretch.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme.

When it is not the sealant

In fairness, some problems need a different trade:

  • Movement that is more than a sealant joint can take
  • Rising or penetrating damp from elsewhere in the wall
  • Loose or hollow render, which needs re-rendering

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • Render & cladding joints
  • Façade panels
  • Joints between brick and frames
  • Copings & trims
  • Concrete & block
  • Brickwork movement joints

How it works

At the end, we look at the finished work together. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on how much there is to do. Somewhere like Wemyss Bay may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Mention any leaks or damp you’ve noticed
  • Mention any tricky access

Walls and rooflines in Wemyss Bay

Wemyss Bay is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. With historic houses such as Ardgowan House (about 2.2 miles north) nearby, there’s older building stock in the area around Wemyss Bay as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

Rented homes near Wemyss Bay station change hands often, and split movement joints are easy to miss on a rental until damp shows inside. If you live in an older home near St Josephs Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What affects the quote in Wemyss Bay

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • How easy the joints are to reach
  • The product the joint needs
  • The size of the job
  • Mould in or behind the old joints

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

Asking for a quote

To make quoting easier, please include:

  • Pictures of the joints, sent by email
  • The rough size of the job
  • Where the job is, and your postcode
  • Whether it’s a home or a business

There’s no standard price list. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

How the job changes by surface

Render joints

Rendered walls have joints at beads, openings and changes of material. They’re resealed in a sealant that suits the render.

Copings and trims

A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.
