How it works

A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take a few hours, depending on the number of joints and the access. Somewhere like Wemyss Bay may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First we trace the drip and check the gutter is not damaged.
  2. The old sealant and dirt are cleaned out of the joint.
  3. The joint is dried before sealing.
  4. We seal the joint with a sealant made for gutters.
  5. We check the run and clear debris near the joints.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about parking restrictions

Gutter sealing in Wemyss Bay

We do not replace gutters, fascias or roofs. Sealant fixes joints; it won’t fix a broken bracket, a cracked section or a blocked downpipe. Typical jobs include quick sealant fixes on gutters that didn’t last and internal damp traced to a gutter joint, on uPVC fascias, soffit joints and garage door frames.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What sealant work cannot fix

It helps to know what we can’t do:

  • Guttering that needs replacing
  • Fascias that need replacing
  • Brackets that have snapped or loosened

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Wemyss Bay buildings and the weather

Wemyss Bay is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on gutter, fascia and roofline joints, especially on the side facing the sea. With historic houses such as Ardgowan House (about 2.2 miles north) nearby, there’s older building stock in the area around Wemyss Bay as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

If you live in an older home near St Josephs Church, an extension built onto an older house moves differently, and the joint between them takes the strain. If you let a flat or house near Wemyss Bay station, a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside.

Common questions in Wemyss Bay

Is Wemyss Bay within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is gutter sealing in a coastal place like Wemyss Bay any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.

Is gutter cleaning part of the job?

Only around the joints we seal because the joint must be clean. Cleaning the whole run is a separate job.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Do you have insurance?

Yes, we are fully insured.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Do you work for letting agents?

Yes, we do. We work in homes, commercial premises and hotels, and we are fully insured.

For landlords and businesses

Landlords and letting agents in Wemyss Bay can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

Why deal with it now?

You don’t need new fascias just because the joints have opened. A neat seal closes the gaps as long as the boards are in good condition. Around Wemyss Bay, water from a failed joint in an older stone home can soak into timber and plaster.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Why book with us

  • Anti-fungal silicone where joints get wet
  • Colour picked to suit the job
  • We are fully insured
  • We agree the colour with you first

What affects the quote in Wemyss Bay

Every job gets its own quote. This is what makes a difference:

  • Any mould that needs treating
  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • The type of sealant required

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • Pictures of the joints, sent by email
  • The type of property
  • Where the job is, and your postcode
  • What’s wrong with the joints now

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.
