External mastic near Toward

How we handle external mastic in Toward

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. We work on copings & trims, joints between brick and frames and façade panels, and people most often call us about damp patches traced to an open external joint and hard, crazed mastic that has stopped moving.

External sealant needs dry surfaces, so outdoor work around Toward is planned around the weather. Tell us how to reach each wall, gutter and roofline.

There’s a 12-month guarantee on every job.

When to call us in Toward

A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.

Look out for any of the following:

  • Gaps where render, brick and frames meet
  • Plants rooting in failed movement joints
  • Failed sealant between panels on a façade
  • Joints with sealant missing in places

For an older house near a landmark such as Toward Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Before you book anyone

  • Is the old sealant removed completely?
  • What happens if they find a problem under the old sealant
  • What the quote includes, VAT included or not
  • Are they insured?

Our hiring checklist

Why it’s worth doing now in Toward

Sealing over the top of old mastic does not hold for long. The new layer cannot bond properly to old, weathered material, so we always take the old sealant out. In an older home around Toward, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Why book with us

  • 12-month guarantee on every job
  • White, clear, grey or coloured to suit, where the product allows
  • Fully insured
  • We never seal over old sealant

Honest limits

To be straight with you, there are a few things sealant will not fix:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Cracks in the bricks or render themselves, away from the joints
  • Loose or hollow render, which needs re-rendering

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Surface by surface

Cladding and façade panels

Cladding and façade panels are normally separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.

Render joints

Render has movement joints and stop beads that need sealing. We reseal them with a flexible exterior sealant that suits the render colour.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What happens on the day

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes anything from a few hours to several days, depending on the building, including the tidy-up. For a place like Toward, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Mention any sign-in or site rules at work premises
  • Let us know about parking restrictions

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Check external joints each spring
  • Keep water from gutters off the wall
  • Have failed joints looked at early
  • Keep movement joints as flexible joints, not mortar

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established.

Your questions about external mastic in Toward

I let a flat near Wemyss Bay station. Can you help?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Does the coastal weather in Toward affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Are you fully insured?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Is the work guaranteed?

Yes. All our work carries our one-year guarantee.

How long does external mastic take?

A typical job takes a few hours to a few days, depending on the length of joint and the access. We will confirm how long when we quote.

How long does external mastic last?

That depends on the wall, the weather and the movement. Signs to watch for are cracking, hardening and gaps at the edges and have them redone then.

Can a movement joint be filled with mortar?

No. Cement or mortar can’t stretch. If it has already been filled, we can normally cut it out and reseal it.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

Walls and rooflines in Toward

Toward is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For landlords with property near Wemyss Bay station, split movement joints are easy to miss on a rental until damp shows inside.
