Toward Sand Mastic
Our applicators work in Toward on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.

- Draughts and rain around sash boxes
Sand mastic in Toward
For a listed home or one in a conservation area, ask your local planning authority if consent is needed before window work. Like-for-like sand mastic is often the preferred finish. If you are dealing with mastic dropping out of the joint and weathered mastic on the most exposed windows, we can help.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

When to call us in Toward
Over the years, sand mastic weathers. It hardens, cracks and starts to come away on the stone or timber.
It’s worth asking for a quote if you see:
- Draughts and rain around sash boxes
- Silicone on a period window that looks wrong
- Gaps where the frame meets the masonry
- Crumbling sand mastic round a window
Homes close to Toward Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
What to look for in a quote
- Is VAT in the price?
- How the surfaces are prepared before sealing
- What insurance they hold
- What happens if they find a problem under the old sealant
FAQs for Toward
Do you cover smaller places like Toward?
Yes, Toward is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you work for landlords with property near Wemyss Bay station?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
Is it possible to take out silicone and use sand mastic instead?
Yes. The silicone is cut out and the joint cleaned, then point it with sand mastic.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access.
Should I use sand mastic or silicone?
It depends on the window. Period windows in stone or brick generally suit sand mastic, while modern frames normally get a flexible sealant.
Where do you work from?
We work from Crawley. Our applicators cover Toward, along with the rest of our area.
What exactly is sand mastic?
It’s a mix of sand and a linseed-oil-based binder. It’s applied by hand and shaped to suit the surround.
Will the old sealant be removed?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
The process
When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work normally takes a few hours for a single window, longer for several. For a place like Toward, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We look at the surrounds with you and agree the joints to renew.
- Old mastic and any loose material are raked out.
- We pack any deep voids first.
- The sand mastic is mixed and pressed into the joint by hand.
- The surface is finished to suit the stone or brick.
Getting ready for the visit
- Tell us if parking is tricky
- Keep children and pets away from the work area
- Mention any sign-in or site rules at work premises
Getting a quote
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.
Advice
Looking after it afterwards
To keep the joints looking good and working properly:
- Find out about consent before window work on a listed home
- Don’t run silicone over sand mastic
- Inspect the joints round the windows every year or so
- Make sure water runs off the sill
Do not touch or press the mastic while it hardens. It forms a skin fairly soon but needs longer to fully harden.
Sound mastic protects the frame. Failed mastic lets water reach the timber and timber that stays wet can rot.
How we quote for sand mastic
Every job gets its own quote. This is what makes a difference:
- Whether there’s mould to deal with
- How many rooms, windows or areas are involved
- The size of the job
- The product the joint needs
A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
Asking for a quote
Before you ask for a quote, have a think about:
- Roughly how big the job is
- Photos by email, if that is easy
- The problem you’ve noticed
- Whether it’s a home or a business
Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.
When it is not the sealant
New sealant can’t fix everything, and we’ll tell you before we start. Sealant will not put right:
- Cracked or broken glass
- Damaged stone surrounds
- Whether work needs listed building consent
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.
What we seal
- Brick reveals
- Sash and case windows
- Tenement windows
- Stone surrounds
- Period & listed homes
- Timber door frames
Why act early in Toward
Gaps round a sash window let in rain and draughts. Left, water can reach the timber and the wall so renewing it early protects the window. Around Toward, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.
Why book with us
- Homes, businesses and hotels
- Old sealant always removed completely
- Trusted Arbo and Everbuild sealants
- An ARBOMaster approved applicator

Frames and glazing around Toward
Toward is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.
If you let a flat or house near Wemyss Bay station, any sash windows need sound mastic to keep draughts and rain out.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
