About our sand mastic in Sandbank
Sand mastic suits most period window surrounds. Newer frames normally get a flexible sealant instead, and we will talk through which suits your home. We work on sash and case windows, tenement windows and period & listed homes, and common reasons people get in touch are mastic worn away on windows facing the weather and silicone on a period window that looks wrong.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

What happens if it’s left?
If you’re redecorating, renew the mastic first. Painting over failed mastic doesn’t seal it, and the new mastic is traditionally left unpainted. Around Sandbank, water from a failed joint in an older stone home can soak into timber and plaster.
The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.
What you get with us

Landlord and commercial work in Sandbank
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Letting agents often deal with us directly. Tell us the address, the job and how access works.
Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Do you need sand mastic in Sandbank?
Rain on the window surround works into any crack and pushes it out. Exposed elevations generally fail first.
Common reasons people contact us are:
- Draughty sash windows at the surround
- A silicone bead on a sash window that spoils the look
- Gaps where the frame meets the masonry
- Mastic round period door frames that has failed
Schools such as Dunoon Grammar School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.
What to look for in a quote
- Whether they’re fully insured
- Whether you can choose the colour
- How much experience the applicator has
- Is VAT in the price?
Honest limits
A few problems are outside what sealant work can do:
- Crumbling stone or brickwork round the window
- Planning or listed building consent (your local planning authority decides)
- Sashes that rattle, stick or won’t open
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What happens on the day
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to a full day, depending on how many windows. Outdoor work around Sandbank depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- First, we look at the surrounds with you and agree what needs doing.
- Old, loose mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic isn’t too thick.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- The finish is dressed so it sits neatly against the stone or brick.
How to prepare
- Tell us about any previous sealing or DIY attempts
- Keep children and pets away from the work area
- Clear items away from the joints we’re working on

Sandbank: your questions answered
Do you work for landlords with property near Gourock station?
Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Does the coastal weather in Sandbank affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.
Can you match the sealant colour?
We will suggest a colour to suit the surroundings. The choice depends on the product the joint needs.
How do I get a quote for sand mastic in Sandbank?
It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.
What information do you need?
Tell us what needs doing and where. If we need more, we will ask.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Can you work on commercial sites?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
Windows and doors in Sandbank
Sandbank is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Letting a property close to Gourock station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about. If you live in an older home near Sandbank Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
