About our sand mastic in Strone
A silicone bead around a sash window can look out of place and does not suit the building. Sand mastic gives a finish that matches the age of the house, and we can replace one with the other. We work on brick reveals, stone surrounds and sash and case windows, and people most often call us about draughty sash windows at the surround and open joints round the window box.
Outdoor sealant needs a dry surface, so window work around Strone is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
Whatever the size of the job, you get the same one-year guarantee in Strone and across Argyll and Bute.

Strone questions
Do you cover smaller places like Strone?
Yes. Strone is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you help a landlord with a rental near Gourock station?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
How long does sand mastic take to go off?
It forms a skin fairly soon, then hardens over a longer period. The weather and joint depth both affect it.
How long will you be here?
Most jobs take anything from a few hours to a full day, depending on how many windows, including the preparation. We will confirm how long when we quote.
Is it possible to paint over sand mastic?
The usual advice is to leave sand mastic unpainted. Ask us before you decorate around it and we will talk you through it.
What guarantee comes with the work?
Every job comes with our 12-month guarantee, and we’re fully insured.
Are you fully insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Can you seal over the old sealant?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.
Work for landlords, hotels and businesses
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.
Hotels need rooms back in use, so we plan the work room by room. We have worked in hotels as well as homes and businesses.
Can I do it myself?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Do you need sand mastic in Strone?
Previous repairs in cement or silicone often trap water or crack away. They don’t move with the timber and we normally remove them.
Most people get in touch when they notice something like this:
- Cement or filler used on old window joints that has cracked
- Cracked mastic round a front door frame
- Gaps where the frame meets the masonry
- Window mastic to renew ahead of painting
If you live in an older home near Strone Church, the joint between an old wall and a newer frame is normally the first place rain gets in.

What happens on the day
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for a single window, longer for several, depending on the amount of work. Around Strone, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Each surround is checked first.
- The joint is raked out and cleaned.
- Large voids are packed out.
- We point the joint with sand mastic by hand.

Before we arrive

Windows and doors in Strone
Strone is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
For site and facilities teams at buildings such as Dunoon Grammar School, larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Gourock station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

Looking after it afterwards
Good habits help new joints last longer. A few tips:
- Ask a joiner to look at soft timber first
- Avoid heavy scraping on the mastic joint
- Sort the mastic before the decorators arrive
- Keep sills and gutters clear so water drains away
Check the mastic when you check the paintwork. Catching cracks early keeps repairs small.
An open joint round the box lets weather through. The longer it’s left, the more the joint opens as more mastic falls out.
Honest limits
We’ll always be straight with you, so here’s what sealant can’t fix:
- Planning or listed building consent (your local planning authority decides)
- Masonry that needs repairing
- Decayed frames that need repair
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.
