Floor joint sealing near Strone

Work for landlords, hotels and businesses

Landlords and letting agents in Strone can book us as well as householders. Sealant work between tenants keeps a property looking cared for.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.

Floor joint sealing in Strone, done properly

Painted skirting can be sealed with a flexible product that can be painted over. For bathrooms and kitchens, silicone is normally the better choice, which isn’t made to be painted. If you have failed seals where bathroom floors meet baths and panels and skirting that has pulled away from the floor, we can put it right, on concrete floor joints, tiled floors and commercial floors alike.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

What happens on the day

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours, depending on the length of joint. Around Strone, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. We take out the cracked caulk, grout or old sealant.
  3. We clean and dry the edges of the joint.
  4. We apply a flexible sealant suited to the floor and smooth it.
  5. We check the joints and explain the aftercare.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Keep pets and children clear of the area while we work
  • Tell us about any previous sealing or DIY attempts

Floor joint sealing around Strone

Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Across Argyll and Bute, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal.

Community buildings like Strone Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. Schools such as Dunoon Grammar School are buildings too, and floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

How the job changes by surface

Commercial floors

Shops, offices, warehouses and units all have floor joints that need sealing. The sealant is chosen for the traffic the floor takes.

Concrete floor joints

Hard wheels break down the edges of open joints. A sealed joint protects the edges.

What we are called out for in Strone

Timber floors and skirting shrink and swell through the year. Heating dries timber and opens gaps along the skirting and they change again in summer.

Most people get in touch when they notice something like this:

  • Chipped and open joints in warehouse floors
  • Grout used at the floor edge instead of sealant
  • Open joints around bathroom floor edges
  • Worn sealant at door thresholds

Rented homes near Gourock station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant.

Questions from Strone

Is Strone in your area for floor joint sealing?

Yes. We work across all of Scotland, and Strone is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

Will you come out to Strone?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

How soon can the floor be mopped?

You will get the times before we go. It depends on the sealant, and walking on it normally comes before mopping or wheeled traffic.

What causes gaps between the floor and skirting?

Timber floors and skirting shrink and swell through the year. We close it with a flexible sealant that moves with the floor.

Can I choose the sealant colour?

We help you choose a colour that suits. The choice depends on the product the joint needs.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Can new sealant go over the old?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

Aftercare tips

To keep the joints looking good and working properly:

  • Use a well-wrung mop rather than flooding the floor
  • Use furniture pads near skirting
  • Ask before painting over a sealed joint
  • Walk round the room once a year and look at the edges

Keep heavy furniture from dragging across the joints. Dragging can tear the bead before it has fully cured.

Sealing a gap while it’s small is a quick job. Left alone, they collect dirt and widen.

Why it’s worth doing now in Strone

Not every floor joint takes the same sealant: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Using the wrong one is why many floor joints fail. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and give you a clear price before work begins.
