Sand mastic near Rhu

Sand mastic in Rhu

We renew sand mastic around sash windows and doors set in stone or brick. The old mastic is raked out, and new mastic is applied and shaped by hand. If you are dealing with open joints round the window box and crumbling sand mastic round a window, we can help, whatever the surface.

Outdoor sealant needs a dry surface, so window work around Rhu is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Honest limits

A few problems are outside what sealant work can do:

  • Sashes that rattle, stick or won’t open
  • Putty and glazing repairs
  • Decisions on consent for listed homes

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Tenement windows
  • Sash and case windows
  • Stone surrounds
  • Timber door frames
  • Brick reveals
  • Period & listed homes

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

What happens on the day

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours per window, depending on the condition of the joints. Somewhere like Rhu may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. New sand mastic is applied and shaped by hand.
  5. The finish is dressed neatly.

Advice

Work for landlords, hotels and businesses

If you manage several properties in or around Rhu, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and photos by email help.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together.

Keeping the joints in good condition

Aftercare is simple:

  • Ask a joiner to look at soft timber first
  • Take care around the mastic when scraping paint
  • Do not run silicone over sand mastic
  • Do not paint over the new mastic

Leave the new mastic unpainted, which is the traditional advice. Ask us before any decorating around it.

Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.

Quotes for sand mastic in Rhu

The quote reflects the job in front of us. We take into account:

  • The amount of work
  • How many areas need sealing
  • Access and height
  • The product the joint needs

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
  • How we’d reach the joints

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

Rhu homes and the weather

Rhu is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

If you look after a building such as Lomond School, the mastic around its windows and doors needs looking after like any other building’s. Letting a property close to Helensburgh Upper station? Then cracked sand mastic around sash windows lets in the draughts tenants complain about. Homes close to Rhu Parish Church include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in.

Rhu is about 2 miles west of Helensburgh, in Argyll and Bute. If you need sand mastic in Rhu, it’s easy to get a quote: please send an email to info@mrmastic.co.uk. Rhu: your questions answered

Will you come out to Rhu?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is sand mastic in a coastal place like Rhu any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Can landlords and businesses book you?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels in Rhu.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and we will quote it together.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in.

Is sand mastic better than silicone for my windows?

It depends on the window. Period windows in stone or brick normally suit sand mastic and newer frames generally get a flexible sealant.
