About our window mastic in Rhu

From a single sill to a whole house of windows, you will get a clear quote before we start. To get one, email us at info@mrmastic.co.uk with the number of frames and any access details. If you have old mastic that has gone black or come away and hard, cracked sealant around windows, we can help.

In and around a place like Rhu, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

A 12-month guarantee comes as standard, so you’re covered after we have gone.

Rhu: your questions answered

Does living near the coast affect window mastic in Rhu?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.

I let a flat near Helensburgh Upper station. Can you help?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Where are you based?

We are based in Crawley, and we work across South East England, London and Scotland.

Do you have insurance?

Yes, we’re fully insured for domestic and commercial work.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

How long before the joint can be used?

Cure times vary by product and the conditions. We tell you how long to leave it before we go.

Can new sealant go over the old?

No, and we never do. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

The process

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes anything from an hour or two to a full day, depending on how many frames there are. Outdoor work around Rhu depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Mention if the joints have been sealed before
  • Tell us about access, such as stairs, a lift or high-level joints
  • For business premises, tell us about site rules or sign-in

Window mastic in Rhu: local notes

Rhu is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For landlords with property near Helensburgh Upper station, renewing tired window mastic between tenants heads off draught and damp complaints. In the older streets around Rhu Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For site and facilities teams at buildings such as Lomond School, larger buildings have plenty of frames, and the mastic around each one ages.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

What sealant work can’t fix

We will not take on work that won’t last, so these are the limits:

  • Draughts through the window seals rather than the frame
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • A sash or casement that will not close properly

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

What we seal

  • Timber windows & doors
  • Composite doors
  • uPVC windows
  • Window sills
  • Patio & French doors
  • Aluminium frames

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Air rooms to keep condensation down around windows
  • Paint up to the joint, not over it
  • Don’t aim a pressure washer at the joints
  • Don’t use solvent cleaners on the joint

Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

Why it’s worth doing now in Rhu

Getting a straight, even bead on an outside frame takes practice, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, using a product chosen for the frame and wall. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Doing several joints on one visit is generally more efficient than separate visits. You will get one clear quote for the whole job.

Work for landlords, hotels and businesses

We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

What affects the cost of window mastic

There’s no set price list. What we look at:

  • The size of the job
  • The number of rooms or windows
  • The product the joint needs
  • Whether old sealant or filler has to be cut out

What you pay reflects the work, not guesswork. That’s why we ask about the job first and give you a clear quote before we start.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • Access, such as stairs, a lift or height
  • Whether it has been sealed before
  • Roughly how big the job is
  • Photos by email, if that is easy

We quote each job on its own, so start by telling us what you need. Just send an email to info@mrmastic.co.uk with the details and send photos if you have them.
