Landlord and commercial work in Rhu
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Glazing silicone for homes and businesses in Rhu
Not every silicone suits glass. Our applicators use neutral-cure glazing silicone, which suits glass and most frame materials, and we tool it to a neat, even finish. If you have failed joints on frameless glass and new silicone smeared over old sealant, we can help, on rooflights, glass balustrade bases and glass-to-frame joints alike.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
Big or small, you get the same one-year guarantee.

Questions from Rhu
Do you cover smaller places like Rhu?
Yes, Rhu is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Is glazing silicone in a coastal place like Rhu any different?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.
Do you fit new glass or sealed units?
We do not replace glass. We reseal the joints around it and can tell you if a unit seems to have gone.
Do you guarantee glazing sealant work?
All our work has a one-year guarantee.
Do you offer different sealant colours?
We’ll suggest a colour to suit the surroundings. The product needed can limit the range.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.
Can you just put new silicone over the old?
A top-up rarely holds. Fresh silicone will not bond to cured silicone, so we remove the old sealant and clean the joint.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
When something else is needed
New sealant cannot fix everything, and we will tell you before any work starts. Sealant won’t put right:
- A frame that needs repairing or replacing
- A roof that has moved or dropped
- A sealed unit that has misted inside
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Surface by surface
Rooflights
Water around a rooflight is not always the sealant. We find the cause first.
Glass-to-frame joints
We cut the old silicone from the glass without scratching it and reseal with glazing silicone.
What happens if it’s left?
A quick bead over the old sealant might stop a drip for a while, but silicone does not stick to silicone and water soon finds its way back. Cutting out and resealing properly lasts. Around Rhu, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.
Why us?
- Approved under the ARBOMaster scheme
- You choose the colour before work begins
- Any old sealant cut out fully, not covered over
- A 12-month guarantee on all work
Frames and glazing around Rhu
Rhu is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. With historic houses such as Hill House (about 1.9 miles east) nearby, there’s older building stock in the area around Rhu as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.
For site and facilities teams at buildings such as Lomond School, the mastic around its windows and doors needs looking after like any other building’s. If you let a flat or house near Helensburgh Upper station, glazing joints are worth checking at the end of a tenancy, before a small leak grows. Homes close to Rhu Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What happens on the day
There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the work takes a few hours for most jobs for a typical job. Outside jobs in Rhu need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We trace the leak and confirm it’s a sealant joint.
- The failed silicone is cut out without marking the glass or frame.
- We clean the glass and frame so the new silicone bonds.
- We lay the new bead and tool it smooth.
- Each joint is checked and, where possible, water-tested.
