Glazing silicone for homes and businesses in Garelochhead

Our work covers conservatory joints, rooflights and glass panels, as well as frameless shower screens and glass balustrade bases. The old sealant comes out, the joint is cleaned and new silicone goes in. If you have water tracking down the inner face of the glass and mouldy sealant around glass panels, we can put it right, whatever the surface.

Mastic can only go onto a dry joint, so outside work in Garelochhead depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

Your job is guaranteed for a year, as with all our work.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Clean glass with a mild cleaner and a soft cloth
  • Check the silicone on glass every year or so
  • Check the gutters above the glazing for debris
  • Ventilate the conservatory to cut condensation

Clear the conservatory gutters regularly so water does not back up against the seals. Blocked gutters can push water where it shouldn’t go.

Cracked glazing silicone means the joint has failed. Resealing now is a small job compared with fixing water damage later.

Glazing silicone in Garelochhead: local notes

Garelochhead is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Garelochhead is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for glazing joints and frame seals to keep out.

In the older streets around Church, the joint between an old wall and a newer frame is generally the first place rain gets in.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What happens if it’s left?

A new conservatory roof is a big job. If the leak is a failed sealant joint, resealing is far simpler. If it’s the roof itself, we’ll tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and send you a clear quote before we start.

The process

When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for most jobs. Outside jobs in Garelochhead need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by finding the leak and making sure sealant is the cause.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We check the joints and, where safe, run water over them.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Tell us if parking is tricky
  • Try not to wet indoor joints just before the visit

Advice

Common questions in Garelochhead

Will you come out to Garelochhead?

Yes, Garelochhead is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Does living near the coast affect glazing silicone in Garelochhead?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Are you insured?

Yes. We’re fully insured.

Can you fix a leaking conservatory?

If the water is coming in through failed sealant joints, yes. If it’s a broken panel, failed unit or roof problem, we’ll tell you.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Common problems we fix in Garelochhead

Some conservatory leaks are not sealant at all: failed roof panels, slipped glazing bars and blocked gutters cause them too. That is why we trace the leak first.

Look out for any of the following:

  • Black or yellowed silicone on glass joints
  • Conservatory leaks at frame and glazing joints
  • Water escaping where a screen meets the wall
  • Sealant that was laid over old silicone and failed

For landlords with property near Garelochhead station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

Before booking anyone

  • Who does the work, and how experienced they are
  • Whether they’re fully insured
  • Whether you can choose the colour
  • What happens if they find a problem under the old sealant

How to choose a mastic man

Different surfaces, different methods

Glass balustrade bases

We reseal the joint where the glass meets the base channel. We don’t install or replace glass.

Shower screens

Most shower screen leaks come from the wall or tray joint. We reseal both with anti-fungal silicone.
