About our sand mastic in Garelochhead

Silicone on a period window often looks wrong and isn’t always the right material. Sand mastic is the traditional choice and we can swap the silicone for it. Typical jobs include gaps round a timber door in stone or brick and cement or filler used on old window joints that has cracked, across timber door frames, brick reveals and sash and case windows.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

All of our work is guaranteed for twelve months.

How to look after the new joints

To keep the joints looking good and working properly:

  • Go gently near the mastic when preparing windows
  • Ask us before painting near the mastic
  • Clear gutters so water doesn’t pour onto the windows
  • Check the mastic when you check the paintwork

Leave the new mastic unpainted, which is the traditional advice. Ask us before any decorating around it.

Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry so early renewal protects both.

The process

All our tools and materials come with us in the van. Once we have agreed what’s being done, we protect the area and start. Most jobs take anything from a few hours to a full day, depending on how many windows. Outdoor work around Garelochhead depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children

Common problems we fix in Garelochhead

Water gets into small cracks in the mastic and loosens it further. Exposed elevations generally fail first.

These are the problems we’re asked about most:

  • Wind and rain getting in round a sash window
  • Modern sealant on a period surround
  • Window mastic to renew ahead of painting
  • Gaps where the frame meets the masonry

In the older streets around Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What your quote should include

  • Are they insured?
  • How much experience the applicator has
  • Whether they seal over old material or remove it
  • How the colour is chosen

10 questions to ask before you book

Common questions in Garelochhead

Can you help a landlord with a rental near Garelochhead station?

Yes. We work for letting agents and landlords as well as householders. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is sand mastic in a coastal place like Garelochhead any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Are you fully insured?

Yes. We are fully insured.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

What exactly is sand mastic?

It’s sand mixed with a linseed-oil-based binder, used between timber frames and stone or brick.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Can you match the sealant colour?

Yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before work begins.

Garelochhead homes and the weather

Garelochhead is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.

If you let a flat or house near Garelochhead station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

Why deal with it now?

Silicone might seem the quicker option, but it can look wrong on a period surround. Sand mastic suits the building and blends with the stone or brick. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

How we quote for sand mastic

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • The product the joint needs
  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints
  • Working hours on commercial sites

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

What to tell us when you ask for a quote:

  • Access, such as stairs, a lift or height
  • Roughly how big the job is
  • If someone has resealed it before
  • Where the job is, and your postcode

Asking for a quote is easy: let us know what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.
