About our sand mastic in Inbhir Aora
A silicone bead around a sash window can look out of place and isn’t always the right material. Sand mastic is the traditional choice and we can swap the silicone for it. We work on period & listed homes, timber door frames and brick reveals, and common reasons people get in touch are failed mastic on an exposed elevation and tired mastic found when preparing windows for paint.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Signs you need sand mastic in Inbhir Aora
Scraping and sanding before painting can loosen old mastic. It’s often found when windows are being prepared for paint, which is a good time to renew it.
If you can see any of these, it’s time to have the joints looked at:
- Mastic that needs renewing before redecorating
- Silicone on a period window that looks wrong
- Gaps between timber frames and stone or brick
- Mastic dropping out of the joint
In and around Inbhir Aora, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

Why it’s worth doing now in Inbhir Aora
Not every draught comes from the sashes themselves. Open mastic joints round the box can let air in, and renewing the mastic closes them. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

FAQs for Inbhir Aora
Does living near the coast affect sand mastic in Inbhir Aora?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Will you come out to Inbhir Aora?
Yes, Inbhir Aora is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you replace silicone on a period window with sand mastic?
Usually, yes. Once the silicone is out and the joint prepared, sand mastic is applied by hand.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Can I add another job to the visit?
Yes. Just list everything you need and you will get one quote.
I’m a tenant. Can you help?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
What guarantee comes with the work?
Our 12-month guarantee applies on every job.
What the job involves on each surface
Tenement and terrace windows
Where a building is shared, window work may involve neighbours, so check who is responsible first.
Stone surrounds
The stone is treated with care when the old mastic comes out.
What sealant work cannot fix
New sealant can’t fix everything, and we will tell you before work begins. It won’t solve:
- Sash cords, weights and draught-proofing of the sashes
- Crumbling stone or brickwork round the window
- Putty and glazing repairs
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

- Tenement windows
- Timber door frames
- Stone surrounds
- Period & listed homes
Should I try it myself first?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Work for landlords, hotels and businesses
Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured for the work.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Windows and doors in Inbhir Aora
Inbhir Aora is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
If you live in an older home near St. Malieu Hall, the joint between an old wall and a newer frame is generally the first place rain gets in.

How it works
You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes anything from a few hours to a full day, depending on how many windows for a typical job. Somewhere like Inbhir Aora may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First, we look at the surrounds with you and agree what needs doing.
- We rake out the old mastic and clean the joint.
- We pack any deep gaps so the mastic sits at the right depth.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- The finish is dressed so it sits neatly against the stone or brick.
