Inveraray Sand Mastic
Window and door surrounds in Inveraray need attention? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Gaps round a timber door in stone or brick
- Mastic worn away on windows facing the weather
- Draughty sash windows at the surround
How we handle sand mastic in Inveraray
For a listed home or one in a conservation area, ask your local planning authority if consent is needed before window work. Sand mastic is often favoured as a like-for-like material. We work on brick reveals, timber door frames and sash and case windows, and the jobs we see most are silicone on a period window that looks wrong and mastic round period door frames that has failed.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
All of our work is guaranteed for twelve months.

When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Decayed frames that need repair
- Damaged stone surrounds
- Sashes that rattle, stick or won’t open
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.
What we seal
- Period & listed homes
- Stone surrounds
- Timber door frames
- Sash and case windows
- Tenement windows
- Brick reveals
What happens if it’s left?
New sash windows are a major, costly change, and in listed buildings it may need consent. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

DIY versus a professional finish
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Inveraray homes and the weather
Inveraray is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Inveraray is in the west of Scotland, which is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.
If you live in an older home near Inveraray Parish Church, the joint between an old wall and a newer frame is usually the first place rain gets in.

Signs you need sand mastic in Inveraray
Age is the main cause. Even well-laid mastic needs renewing in time, depending on exposure and upkeep.
Keep an eye out for these signs:
- Wind and rain getting in round a sash window
- Crumbling sand mastic round a window
- Patchy fillers round a sash window
- Open joints round the window box
Around Inveraray, as everywhere, sand mastic is only as good as the preparation behind it.

Common questions in Inveraray
Does the coastal weather in Inveraray affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Do you cover Inveraray for sand mastic?
Yes. We work across all of Scotland, and Inveraray is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Can you seal over the old sealant?
No. The old sealant always comes out first, so the new sealant bonds properly.
Which is right for my windows, sand mastic or modern sealant?
For period timber windows in stone or brick, sand mastic is often the better fit. On modern frames, we’d normally use a flexible sealant, and we’ll explain why.
Where do you work from?
We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Do you work for hotels and businesses?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
What information do you need?
A short description and the location, with pictures by email if possible. If we need more, we will ask.
Will there be a smell?
Sometimes, a little. Any smell clears as the sealant cures.
