Bathroom resealing across PA32: what to expect
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on shower trays & enclosures, baths and wet rooms, and people most often call us about damp behind the bath or under the tray and shrunken sealant along the back of a worktop.
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes half a day or less for one room, longer when the kitchen is included.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.

Local landmarks in Inbhir Aora
Around Inbhir Aora, our work takes us to homes and buildings near St. Malieu Hall and the streets around them. A little further out are Inveraray Jail (under half a mile north-east) and Dunderave Castle (3.3 miles east). Open spaces near Inbhir Aora include Dun na Cuaiche and Dubh Loch.
Bathrooms and kitchens across PA32
In PA32, bathroom resealing takes in flats, houses, rentals and businesses, from Inbhir Aora, Inveraray and Minard to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including PA32. In the coastal parts of PA32, the sea-facing side of a building takes the most weather, and that is where sealant normally gives up first. Good preparation and the right sealant help it cope.
Inbhir Aora: For an older house near a landmark such as St. Malieu Hall, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Around Inbhir Aora, as everywhere, bathroom resealing is only as good as the preparation behind it.
Common problems we fix in PA32
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.
These are the problems we’re asked about most:
- Sealant that has split, shrunk or peeled away
- Shrunken sealant along the back of a worktop
- Water escaping at the shower enclosure
- Gaps where the bath or tray has moved
When something else is needed
We’ll always be straight with you, so here’s what sealant cannot fix:
- Water coming from the plumbing rather than the joint
- Loose or hollow tiles, or failed tanking behind them
- A bath or tray that moves because it is not properly supported
Why deal with it now?
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite.

Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Let new sealant cure fully before it gets wet
- Look for lifting corners and small gaps now and then
- Don’t let bottles sit on the bead
- Wipe up water along the back of the worktop
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
Different surfaces, different methods
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
PA32 questions
How long before the new sealant can get wet?
After around 24 hours in most cases. We will tell you the cure time for the product we used.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.
Do you work in PA32?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes PA32.
Do you work for landlords and businesses?
Yes. Domestic, commercial and hotel work are all part of what we do.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
How long will the resealing take?
One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
Do I have to be there?
We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.
