Sealant work in PA35

How bathroom resealing works in PA35

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on wet rooms, kitchen worktops & upstands and shower trays & enclosures, and common reasons people get in touch are smears of silicone across the tiles and water getting behind the bath panel.

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take half a day or less for one room, longer when the kitchen is included.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Local landmarks in Taynuilt

Typical jobs here are in homes near Kilespikeral Old Parish Church and the streets around them. There’s a railway station in Taynuilt itself: Taynuilt station. Well-known places in the area include Loch Tromlee (4.6 miles south-east). Open spaces near Taynuilt include Loch Tromlee.

Bathrooms and kitchens across PA35

From Taynuilt, Ardchonnell and Inverinan to its smaller places, homes across PA35 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

We work across all of Scotland, from the cities to the islands, and PA35 is part of that. Longer journeys are planned in advance, and outdoor work around the weather.

Taynuilt: In the older streets around Kilespikeral Old Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Taynuilt station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray or bath that’s cracked through
  • Movement from a bath with loose feet or no proper support

Different surfaces, different methods

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Squeegee the walls and tray after use
  • Check the joints every few months for splits or lifting
  • Avoid abrasive pads on the sealant
  • Clean with a mild bathroom cleaner and a soft cloth

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

Common questions in PA35

Do you work in PA35?

Yes, we do. Our applicators work in PA35.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Do you have insurance?

Yes. Mr Mastic is fully insured.

Is it OK to put new sealant on top of the old bead?

No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.

Will the old sealant be removed?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

How long does the new silicone need before I use the shower?

Generally after around 24 hours. We’ll tell you the cure time for the product we used.

How much does bathroom resealing cost in PA35?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
