Landlord and commercial work in Taynuilt
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
Window mastic in Taynuilt
Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. If you’re dealing with cracked sealant at the sill ends and gaps left after new windows were fitted, we can help, on window sills, aluminium frames and uPVC windows alike.
Outdoor sealant needs a dry surface, so window work around Taynuilt is planned around the weather. Let us know about access to every frame, including any upstairs.

What happens if it’s left?
A cracked joint around a frame lets rain into the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.

Surface by surface
Aluminium frames
Coated aluminium needs a compatible sealant, and acetoxy silicones aren’t used, as they can attack some metals. We use a neutral-cure product.
Timber windows & doors
Timber moves with moisture as well as heat, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.
What sealant work can’t fix
A few problems are outside what sealant work can do:
- Rotten timber, which needs a joiner first
- Damp coming through the wall itself rather than the frame joint
- A failed sealed unit that has misted up
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Common questions in Taynuilt
Is Taynuilt within the area you cover?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Does living near the coast affect window mastic in Taynuilt?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
I rent my home. Can I book you?
Of course. Ask your landlord first, and we can send them the quote if that helps.
How long before the joint can be used?
Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.
Can you match the sealant to my frames?
Yes. Anthracite grey, black, brown and white cover most frames, with clear as an option.
Is the work guaranteed?
Yes. Our one-year guarantee covers every job.
Will you leave a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Will new mastic stop draughts?
If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that is a different fix, and we’ll say so.
What we do, step by step
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a few frames, or a day or more for a whole house. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- Mention any sign-in or site rules at work premises
- Keep children and pets away from the work area

Advice
Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Keep paint and stain on wooden frames in good order
- Avoid blasting the frames with a pressure washer
- Air rooms to keep condensation down around windows
- Keep drainage slots and sill grooves clear
Most silicone sealants won’t take paint, so mention any painting plans before work begins. We can use a paintable sealant where that matters.
Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.
What affects the cost of window mastic
Your quote is based on your job. We look at:
- Whether the work is at height
- The number of rooms or windows
- Any working-time requirements on site
- The old material and how stubborn it is
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- The problem you’ve noticed
- How we’d reach the joints
- The type of property
- A few pictures by email, if you can
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.
Window mastic in Taynuilt: local notes
Taynuilt is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
In the older streets around Kilespikeral Old Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. If you let a flat or house near Taynuilt station, renewing tired window mastic between tenants heads off draught and damp complaints.
