Window Mastic in Inbhir Aora
Our applicators work in Inbhir Aora on mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.
- Hard, cracked sealant around windows
- Cold air getting in at the frame edge
- A bead that doesn’t match the frame
Window mastic for homes and businesses in Inbhir Aora
Frames and walls do not move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. If you’re dealing with white mastic on grey or black frames and rushed sealant from a window installation, we can put it right.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
All of our work is guaranteed for twelve months.

Inbhir Aora homes and the weather
Inbhir Aora is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.
Around Inbhir Aora, as everywhere, window mastic is only as good as the preparation behind it. Homes close to St. Malieu Hall include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in.

Can I do it myself?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Surface by surface
uPVC windows
Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.
Window sills
Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. Each is cleaned out and resealed.
How we quote for window mastic
Every job gets its own quote. This is what makes a difference:
- The size of the job
- Working hours on commercial sites
- The product the joint needs
- How many areas need sealing
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
What we need to know
There’s no need for technical detail. It helps if you can tell us:
- Where the job is, and your postcode
- Whether it’s a home or a business
- Pictures of the joints, sent by email
- How we’d reach the joints
It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. Whenever you’re ready, send an email to info@mrmastic.co.uk.
How it works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a few frames, or a day or more for a whole house from start to finish. Outdoor work around Inbhir Aora depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First we look at every frame and agree the list.
- The old mastic is cut out and the surfaces cleaned back.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- We clear up and check every joint is fully closed.
Before we arrive
- Move anything stored near the joints
- Let us know about earlier repairs to the joints
- For business premises, tell us about site rules or sign-in

Why it’s worth doing now in Inbhir Aora
Choosing the product is half the job. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
What you pay reflects the work, not guesswork. That is why we ask a few questions first and send you a clear quote before work begins.

When it is not the sealant
Some problems need a builder, plumber or other trade rather than us:
- Damp problems in the wall away from the window
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Worn gaskets, brush seals or a door that has dropped
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Your questions about window mastic in Inbhir Aora
Is Inbhir Aora within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is window mastic in a coastal place like Inbhir Aora any different?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Can you do upstairs windows?
Yes, as long as they can be reached safely. Let us know about access when you ask for a quote and we will plan for it.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Can I do it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Which products do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we are using.
Do you seal inside as well as outside?
Yes. Plenty of draughts come through the inside joint as well as the outside, so sealing both is often worthwhile.
Do you have sealant for grey or black windows?
Yes. Anthracite grey, black, brown and white cover most frames, with clear as an option.
How to look after the new joints
A little care helps the new joints last. Our advice:
- Don’t paint over the silicone
- Wash the frames with mild soapy water
- Check the mastic once a year
- Clear any debris from frame drain holes
Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak.
Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.
