How we handle window mastic in Cairndow

Around Cairndow we seal all kinds of frames: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. If you are dealing with draughts coming in around windows and doors and gaps left after new windows were fitted, we can put it right, on timber windows & doors, composite doors and uPVC windows alike.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

There’s a 12-month guarantee on every job, whatever its size.

Cairndow questions

Do you cover Cairndow for window mastic?

Yes. Our work covers the whole of Scotland, and Cairndow is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Do you cover smaller places like Cairndow?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

How long will my window job take?

It depends on access, the old mastic and the size of the frames. You’ll know the timing when we quote.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Can you seal the gap between the frame and the plaster indoors?

Yes, we do both. Inside, the joint between frame and plaster is sealed neatly.

Do you guarantee window mastic?

Yes. Each job is covered for 12 months.

What information do you need?

Tell us what needs doing and where, plus pictures if you have them. If we need more, we’ll ask.

How the job changes by surface

Window sills

Sills catch the water running down the glass, so the joints at each end and underneath matter. Each is cleaned out and resealed.

Patio & French doors

Heavy door frames can move more than windows. The sealant must cope with it, where a rigid one would crack.

Why it’s worth doing now in Cairndow

Getting a straight, even bead on an outside frame takes practice, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, in a sealant suited to the wall. In a place like Cairndow, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What sealant work cannot fix

We will always be straight with you, so here’s what new sealant will not do:

  • Worn gaskets, brush seals or a door that has dropped
  • A failed sealed unit that has misted up
  • Damp coming through the wall itself rather than the frame joint

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

What window mastic looks like in Cairndow

Cairndow is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

If you live in an older home near Kilmorich Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

How we quote for window mastic

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • Which sealant suits the joint
  • The amount of work
  • How many rooms, windows or areas are involved
  • Mould in or behind the old joints

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

What to tell us for a quote

What to tell us when you ask for a quote:

  • If someone has resealed it before
  • A few pictures by email, if you can
  • Where the job is, and your postcode
  • How we’d reach the joints

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, drop us a line at info@mrmastic.co.uk.

What happens on the day

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before work begins. The work generally takes anything from an hour or two to a full day, depending on how many frames there are. For a place like Cairndow, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First we look at every frame and agree the list.
  2. We remove the old mastic and clean the frame and the wall.
  3. Deep gaps are filled with backing rod to set the depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

How to prepare

  • Clear the area around the work
  • Keep pets and children clear of the area while we work

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Repaint timber before it’s bare
  • Wash the frames with mild soapy water
  • Ventilate rooms so frames do not stay wet inside
  • Do not use solvent cleaners on the joint

On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

When to call us in Cairndow

Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.

People usually contact us when they notice something like this:

  • Sealant in the wrong colour for the frame
  • Cracked or shrunken mastic around the frame
  • Gaps where the sill meets the wall
  • Draughty joints inside around the window

In and around Cairndow, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
