New build mastic in Cairndow
For builders and developers, we work through plots to the schedule you give us. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over with a sealant suited to each area. If you are dealing with gaps between new skirting and floors and beads laid onto grit and dust from the build, we can help.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
Every job is covered by our one-year guarantee.

Why act early in Cairndow
For developers, getting the sealant right first time saves return visits. Every return visit for a failed seal takes time. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Yes. Cairndow is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
What guarantee comes with new build mastic in Cairndow?
Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
When is the sealant fully cured?
It depends on the product. Before we leave, we will tell you the cure time.
Do you work through snagging lists?
Yes. Send it with pictures and we will quote for the sealant items. Items that need a plumber, tiler or the builder are flagged.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Can you do plot mastic on a new development?
Yes. We carry out plot mastic and second-fix sealing for builders and developers. Send the schedule and any specification and we’ll give you a quote.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.
DIY versus a professional finish
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The process
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It usually takes anything from a few hours to several days, depending on the number of plots. Outside jobs in Cairndow need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We look at why each joint failed, including any movement.
- Old sealant is cut out and the joints cleaned.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
