How we quote for fire rated sealant

We quote each job individually. These are the things that affect it:

  • Access and height
  • The product the joint needs
  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Helping us quote

There’s no need for technical detail. Just tell us:

  • Where the property is
  • How we’d reach the joints
  • Photos by email, if that’s easy
  • If it’s domestic, commercial or a hotel

Getting a quote is simple: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we will take it from there.

Fire rated sealant in Cairndow, done properly

Filling a fire-stopping gap with standard silicone or caulk doesn’t make it fire-rated. Anything unsuitable comes out first and the gap is resealed with a product tested for that use. Common call-outs are for gaps around pipes and cables through fire-resisting walls and open gaps behind door architraves, on service penetrations, door frames and plasterboard & masonry.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Ask which product was used before you paint
  • Allow for resealing whenever new services are run
  • Photograph sealed gaps before they’re covered up
  • Do not fill fire-stopping gaps with ordinary foam or silicone

Keep the record we give you with the building’s fire safety documents. It saves time at the next inspection or assessment.

If a fire risk assessment has flagged a gap, don’t leave it for the next one. Get it sealed and recorded so the item can be closed.

Cairndow questions

Do you cover Cairndow for fire rated sealant?

Yes. We work across all of Scotland, and Cairndow is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.

Do you cover smaller places like Cairndow?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

What do you need from me for a quote?

A short description and the location. We will ask anything else we need to know.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Can you match the sealant colour?

Yes. White, clear and grey are common, and other colours are available for many products, and we will agree it with you first.

Is intumescent sealant the same as fire-rated sealant?

An intumescent material expands when it’s heated. Many fire-rated sealants work this way, but not all, and the choice depends on the gap.

Do you work in flats, HMOs and commercial buildings?

Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Tell us how the building is used and we’ll plan around it.

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What happens on the day

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a handful of gaps, and longer for a whole building. For a place like Cairndow, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. Every location is recorded with the product used for your records.

How to prepare

  • Move anything stored near the joints
  • Mention if the joints have been sealed before
  • Where the joints are inside, avoid wetting them before we arrive

When something else is needed

Before booking, it’s worth knowing the limits too:

  • Openings too large for sealant, which need batts, boards or another system
  • Construction that does not provide fire resistance on its own
  • Deciding what fire stopping a building needs

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Do you need fire rated sealant in Cairndow?

Over time, buildings change layout and use. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.

The problems people usually mention when they call are:

  • Cracked or shrunken fire-rated sealant
  • Damaged fire sealant left by other trades
  • Gaps flagged on a fire risk assessment
  • Unsealed gaps where pipes and cables go through a wall

Around Cairndow, as everywhere, fire rated sealant is only as good as the preparation behind it.

Questions to ask before you book

  • Which sealant they’ll use, and why
  • How the colour is chosen
  • What preparation is included
  • What the cure time is

Workplaces and buildings in Cairndow

If you run a hotel, guest house or holiday let in a coastal place like Cairndow, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we don’t certify buildings or carry out fire risk assessments.

Community buildings like Kilmorich Parish Church are part of the picture too: gaps around pipes and cables are worth checking after any building work there.
