Fire rated sealant in Argyll and Bute: how it works
Until it’s heated, intumescent sealant behaves like an ordinary sealant; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through, so we follow the tested detail for each one. We’re often asked to deal with new service routes left unsealed after building work and fire seals that have cracked with movement, across plasterboard & masonry, pipe & cable gaps and flats & HMOs.
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take from a few hours to a few days, depending on the number of gaps and the access.
- We plan the order of work and access, floor by floor or flat by flat.
- We take out any damaged or unsuitable sealant.
- Dust and loose debris are cleaned from each gap.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- We record what was done and flag anything that needs a different system.

Commercial buildings across Argyll and Bute
Our fire rated sealant work across Argyll and Bute covers washrooms, kitchens and fire-rated joints, from Helensburgh, Oban and Dunoon to the quieter places in between. Room-by-room programmes and out-of-hours working can be arranged.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including Argyll and Bute. Along the coast in Argyll and Bute, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.
Helensburgh: For landlords with property near Helensburgh Central station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. Community buildings like St Joseph's R.C. Church are part of the picture too: gaps around pipes and cables are worth checking after any building work there.
DIY sealant or a professional job?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
When it isn’t the sealant
We’ll always be straight with you, so here’s what sealant can’t fix:
- A wall that is not a fire-resisting element to begin with
- Fire doors that need new seals, closers or hardware
- Deciding what fire stopping a building needs
Surface by surface
Flats and HMOs
Converted houses often have gaps around old and new services. We seal the ones on your specification with a tested product and the locations noted.
Service penetrations
Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. We seal it with a product tested for that service and gap size.
Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Keep the record of products and locations with your fire safety documents
- Report cracked or damaged seals as soon as you notice them
- Ask every contractor to reseal any fire stopping they disturb
- Look in service cupboards and ceiling voids from time to time
Any fire seal that is cut or drilled needs resealing to its tested detail. If you need new services through a sealed wall, plan the fire stopping as part of the job.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Sealing it early is a simple step to take.
Work for landlords, hotels and businesses
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
For anyone letting property in or around Argyll and Bute, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and photos by email help.
Argyll and Bute: your questions answered
How long does fire rated sealant take?
A typical job takes from a few hours to a few days, depending on the number of gaps and the access, including the preparation. We will confirm how long when we quote.
What’s the difference between intumescent and fire-rated sealant?
An intumescent sealant expands when it gets hot, helping close the gap. Intumescent sealants are one kind of fire-rated sealant; the right one depends on the gap and what passes through it.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
What does fire rated sealant cost?
Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.
Is standard sealant good enough for a fire gap?
No. It looks sealed but won’t perform as fire stopping. Use a product tested for that gap and service and we can apply it for you.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
