About our fire rated sealant in Black Crofts

A fire seal relies on being installed the way it was tested: correct depth, correct backing and a product suited to the surfaces. That detail is what we take care over, one gap at a time. Common call-outs are for ordinary sealant used where a fire-rated product was needed and sealant items on a fire risk assessment action list, across plasterboard & masonry, door frames and linear gaps.

Work in a place like Black Crofts is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

Every job is covered by our one-year guarantee.

When it isn’t the sealant

It helps to know what we can’t do too:

  • Certifying a building or signing off its fire safety
  • Assessing a building’s fire safety
  • A wall that is not a fire-resisting element to begin with

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

What we seal

  • Door frames
  • Plasterboard & masonry
  • Linear gaps
  • Pipe & cable gaps
  • Flats & HMOs
  • Service penetrations

Why deal with it now?

Leaving a gap until a refurbishment comes round can mean years with it open. On its own, sealing it now is a small job and needn’t wait for anything else. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What happens on the day

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a handful of gaps, and longer for a whole building. Somewhere like Black Crofts may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Before we arrive

  • Clear items away from the joints we’re working on
  • For business premises, tell us about site rules or sign-in
  • Tell us about any previous sealing or DIY attempts

  • Gaps where walls meet ceilings or slabs

  • When the joint can take water or movement
  • Are they insured?

10 questions to ask before booking

How to look after the new joints

So the new joints stay in good condition:

  • Include hidden areas like risers in routine checks
  • Keep the record of products and locations with your fire safety documents
  • Photograph sealed gaps before they’re covered up
  • Report cracked or damaged seals as soon as you notice them

Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.

An open gap is not only a fire issue: noise, draughts and even pests can come through too. Sealing them early helps on every front.
