Bathroom resealing in Black Crofts

Bathrooms and kitchens in Black Crofts

Black Crofts is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

If you let a flat or house near Connel Ferry station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Black Crofts is about 40 miles north-west of Helensburgh, in Argyll and Bute. How we handle bathroom resealing in Black Crofts

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. If you have water escaping at the shower enclosure and a reseal done over the top of the old bead, we can put it right.

Bathrooms in smaller places like Black Crofts work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

All our work is covered by our 12-month guarantee, wherever you are in Argyll and Bute.

Black Crofts questions

Is Black Crofts within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you do bathroom resealing in Black Crofts?

Yes. Our work covers the whole of Scotland, and Black Crofts is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear price.

Where are you based?

Our base is Crawley. We work across South East England, London and Scotland.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint.

Are you fully insured?

Yes. We are fully insured.

What information do you need?

A short description and the location, with photos by email if possible. If we need more, we’ll ask.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Can mouldy silicone be sorted out?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

What affects the cost of bathroom resealing

Every job gets its own quote. These are the things that affect it:

  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • The number of rooms or windows
  • The type of sealant required

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will go through it with you.

What we need to know

To make quoting easier, let us know:

  • Where the job is, and your postcode
  • Pictures of the joints, sent by email
  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel

How to look after the new joints

So the new joints stay in good condition:

  • Run the extractor fan during and after every shower
  • Never pick at the silicone with a blade
  • Stick to a soft cloth and a mild cleaner
  • Dry the bead with a towel now and then

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

The process

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a couple of hours for a single bath or shower. Outdoor work around Black Crofts depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Preparing for the visit

  • Keep children and pets away from the work area
  • Mention if the joints have been sealed before
  • Move anything stored near the joints

Different surfaces, different methods

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. Movement is checked before anything is resealed, and if the tray needs refixing, we’ll say so.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.

Honest limits

We’ll always be straight with you, so here’s what new sealant will not do:

  • Tiles that have come away from the wall
  • A tray that rocks until it’s re-bedded
  • A leaking waste, trap or valve

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Baths
  • Wet rooms
  • Basins & vanity units
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Kitchen worktops & upstands

Why deal with it now?

A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Doing several joints on one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Signs you need bathroom resealing in Black Crofts

No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

It’s worth asking for a quote if you see:

  • A bead that has pulled away from the tiles
  • Gaps where the bath or tray has moved
  • Black mould in the silicone that won’t clean off
  • Shrunken sealant along the back of a worktop

Homes close to Ardchattan Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

What to look for in a quote

  • When the joint can take water or movement
  • Which sealant they’ll use, and why
  • Whether all the old sealant comes out first
  • Which colour the sealant will be
