Bathroom resealing in Dunbeg

Bathroom resealing for homes and businesses in Dunbeg

Homes in Dunbeg have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. Typical jobs include a messy, uneven bead from a previous reseal and splits where the tray meets the wall, on shower trays & enclosures, wet rooms and baths.

A bathroom in a place like Dunbeg gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Big or small, it’s backed by our 12-month guarantee in Dunbeg and across Argyll and Bute.

How the visit works

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes half a day or less for one room, longer when the kitchen is included. Around Dunbeg, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Before we arrive

  • Move anything stored near the joints
  • Tell us if parking is tricky
  • Let us know about earlier repairs to the joints

What sealant work can’t fix

In fairness, there are a few things sealant will not fix:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A bath or tray that moves because it is not properly supported
  • A tray or bath that is cracked through

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Basins & vanity units
  • Wet rooms
  • Baths
  • Sinks & splashbacks

How to look after the new joints

To keep the joints looking good and working properly:

  • Open a window or run the fan so the room dries
  • Don’t leave water standing on kitchen joints
  • Move toiletries away from the joint
  • Let new sealant cure fully before it gets wet

Give the silicone time to cure before it gets wet, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Your questions about bathroom resealing in Dunbeg

I let a flat near Connel Ferry station. Can you help?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Do you cover smaller places like Dunbeg?

Yes, Dunbeg is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Is the work guaranteed?

Yes, a 12-month guarantee. Looking after the joint as we suggest helps it last.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before any work starts.

How long does the new silicone need before I use the shower?

Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or follow the cure time we give you.

Can you get rid of the black mould in my sealant?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Are you fully insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

What affects the quote in Dunbeg

We quote each job individually. These are the things that affect it:

  • Access and height
  • The product the joint needs
  • Any working-time requirements on site
  • How much old sealant there is and how hard it is to remove

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

What to tell us for a quote

You do not need to know the technical terms. Just tell us:

  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business
  • Roughly how big the job is
  • The problem you’ve noticed

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.

Bathroom resealing in Dunbeg: local notes

Dunbeg is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you let a flat or house near Connel Ferry station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to Dunstaffnage Chapel include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

How the job changes by surface

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The joint is laid neatly so it’s easy to wipe.

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, finished in a colour that suits the basin.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
