External mastic in Black Crofts

External mastic in Black Crofts, done properly

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We work on render & cladding joints, copings & trims and concrete & block, and common reasons people get in touch are joints pointed up with cement by mistake and sealant pulling away from one side of the joint.

Outside joints can only be sealed when they’re dry, so work in Black Crofts depends on the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Common questions in Black Crofts

Do you work for landlords with property near Connel Ferry station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Is external mastic in a coastal place like Black Crofts any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do you seal joints where cladding meets other materials?

Yes. Joints between dissimilar materials are a big part of external work. The sealant is chosen to bond to both sides.

Do you cover Black Crofts?

Yes. We are based in Crawley and work across South East England, London and Scotland, Black Crofts included.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can you reach joints on upper floors?

It depends on the height and the site. Low-level joints are straightforward; for higher work, tell us about the building and we’ll confirm what’s needed.

What’s an expansion joint in brickwork?

Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used.

What we cannot put right

To be straight with you, some problems need a different trade:

  • Walls that need new movement joints cut into them
  • Render that’s blown, hollow or coming away
  • Movement that is more than a sealant joint can take

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

What we seal

  • Joints between brick and frames
  • Concrete & block
  • Copings & trims
  • Render & cladding joints
  • Façade panels
  • Brickwork movement joints

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

What the job involves on each surface

Render joints

Render is weaker at the surface than brick, so a low-modulus sealant is kinder to the joint edges. Priming is done where the sealant calls for it.

Copings and trims

Copings expand and contract through the day, so the joints need a sealant that stays flexible year round.

Looking after it afterwards

Aftercare is simple:

  • Do not let climbing plants root in the sealant
  • Have failed joints looked at early
  • Check external joints each spring
  • Keep water from gutters off the wall

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.

Once a joint can’t move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.

What happens on the day

You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes a few hours to a few days, depending on the length of joint and the access for a typical job. Around Black Crofts, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Before we arrive

  • Let us know about parking restrictions
  • Try not to wet indoor joints just before the visit
  • For business premises, tell us about site rules or sign-in

When to call us in Black Crofts

Buildings move more than people expect. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. The sealant in the movement joints takes that strain.

Most people get in touch after spotting something like this:

  • Panel joints letting water in
  • Moss and dirt in joints with no sealant left
  • Sealant that has lost its bond to the brick or render
  • Joints with sealant missing in places

For landlords with property near Connel Ferry station, outside joints that have cracked can let damp into a rental, so check them between lets.

What to look for in a quote

  • Whether they’re fully insured
  • How the surfaces are prepared before sealing
  • What the quote includes, VAT included or not
  • What the cure time is

What happens if it’s left?

Resealing a run of joints in one go is usually better than patching one at a time. They’ve weathered the same way. In an older home around Black Crofts, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.
