How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Deal with leaking gutters that soak the joints below
  • Clear growth from the base of walls and joints
  • Keep movement joints as flexible joints, not mortar
  • Act on the first splits you see

Make sure anyone working on the wall later knows where the movement joints are. They must stay as flexible joints, never rendered or pointed over.

If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

External mastic in Connel, done properly

Ground-floor and low-level joints are straightforward to reach. For joints higher up, give us some details of the building and we’ll confirm what’s needed to reach them safely. If you are dealing with hard, crazed mastic that has stopped moving and plants rooting in failed movement joints, we can help, on concrete & block, copings & trims and brickwork movement joints alike.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Connel questions

Will you come out to Connel?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Connel Ferry station. Can you help?

Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you seal joints where cladding meets other materials?

Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.

Should I point up the gap in my brickwork?

No. Cement or mortar can’t stretch, so the joint stops doing its job. If it has already been filled, we can usually cut it out and reseal it.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Do you guarantee your work?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we’ll put it right.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

What’s an expansion joint in brickwork?

Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.

How it works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours to a few days, depending on the length of joint and the access. For a place like Connel, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

How to prepare

  • Move anything stored near the joints
  • On commercial sites, let us know about site rules
  • Tell us if parking is tricky

Different surfaces, different methods

Render joints

The face of render can be soft, so a sealant that stretches easily protects the edges. We prime where the product needs it.

Copings and trims

A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Why act early in Connel

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render around the joint, so the damage spreads beyond the joint. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Doing several joints on one visit normally makes better use of the time than several visits. We’ll send you a clear quote for the lot.

External mastic in Connel: local notes

Connel is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Homes close to St Oran's Church of Scotland include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep. Rented homes near Connel Ferry station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

Connel (Gaelic: A'Choingheal) is about 40 miles north-west of Helensburgh, in Argyll and Bute. Connel gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Our Argyll and Bute coverage runs to 118 places, Connel among them. You can also see our page for Glasgow, roughly 60 miles from Connel.

Our applicators cover all of PA37 for external mastic. If you need external mastic at a property on St Oran's Place, Powell Place and Grosvenor Crescent or anywhere close by, our applicators can take on the job. Close by, we work in North Connel (1 mile north-west), Black Crofts (2 miles north-east), Ardchattan (2 miles north-east), Dunbeg (2 miles west) and Benderloch (3 miles north). Island and remote addresses take a little more planning, so tell us where you are when you ask for a quote.

What we can’t put right

Before booking, it’s worth knowing the limits:

  • Rising or penetrating damp from elsewhere in the wall
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Structural movement, which needs a surveyor or engineer

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.
