How we handle window mastic in Connel

The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. We work on aluminium frames, uPVC windows and composite doors, and common reasons people get in touch are rushed sealant from a window installation and white mastic on grey or black frames.

Outdoor sealant needs a dry surface, so window work around Connel is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

When to call us in Connel

Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, while a joint packed solid cannot stretch. That’s what backing rod is for.

Any of these means the joints need attention:

  • Cracked sealant at the sill ends
  • Damp patches on the reveal after heavy rain
  • Mastic that has split away from the wall
  • Black, perished sealant on frames

In the older streets around St Oran's Church of Scotland, the joint between an old wall and a newer frame is usually the first place rain gets in.

Looking after it afterwards

Looking after new joints is easy:

  • Ventilate rooms so frames don’t stay wet inside
  • Keep paint and stain on wooden frames in good order
  • Make sure the drainage slots aren’t blocked
  • Don’t use solvent cleaners on the joint

On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.

Windows and doors in Connel

Connel is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

For landlords with property near Connel Ferry station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.

Composite doors

Front doors take the weather head on. Those corners get the most care.

FAQs for Connel

Will you come out to Connel?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Does the coastal weather in Connel affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Do you work for letting agents?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels across Argyll and Bute.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Can I paint over the new sealant?

Not normally, if it’s silicone. Tell us your decorating plans and we will pick a sealant to suit.

Are you insured?

Yes, we are fully insured for domestic and commercial work.

How long should I leave it?

Cure times vary by product and the temperature. Before we leave, we’ll tell you the cure time.

How the visit works

We keep the work tidy and contained to the area we are working on, so you can carry on as normal. Expect the work to take a few hours for a handful of frames, longer for a whole house, and we explain the cure time before we leave. Outdoor work around Connel depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Tell us if parking is tricky
  • Mention any tricky access

What affects the quote in Connel

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • When we can work, for business premises
  • Mould in or behind the old joints
  • Whether the work is at height
  • The old material and how stubborn it is

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

What we need to know

To make quoting easier, please include:

  • Any access issues, like height or stairs
  • A few pictures by email, if you can
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, email us at info@mrmastic.co.uk.

Honest limits

In fairness, some problems need a different trade:

  • Penetrating damp from a failed cavity tray or render
  • Broken hinges, locks or handles
  • Misting between the panes of a double-glazed unit (that needs a new unit)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Surfaces we seal

  • Patio & French doors
  • Timber windows & doors
  • uPVC windows
  • Composite doors
  • Window sills

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
