About our floor joint sealing in Connel
Wet-area floor joints keep water out of the gap behind skirting and plinths. A flexible silicone seal keeps it out so water and dirt can’t get in. Typical jobs include skirting that has pulled away from the floor and rigid edge joints in tiled floors, on concrete floor joints, wet room & bathroom floors and thresholds.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Quotes for floor joint sealing in Connel
For a quick quote, just ask. What matters most is:
- How many rooms, windows or areas are involved
- How much old sealant there is and how hard it is to remove
- The type of sealant required
- Whether the work is at height
The cost reflects the work involved, not guesswork. That is why we ask about the job first.
Asking for a quote
What to tell us when you ask for a quote:
- Any previous sealing or DIY work
- Roughly how big the job is
- Where the job is, and your postcode
- The type of property

Why deal with it now?
Open joints along wet floors let water into the subfloor and behind skirting. Sealing them now keeps the problem at the surface. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Doing several joints on one visit is usually more efficient than separate visits. We’ll give you a clear quote for the lot.

Do you need floor joint sealing in Connel?
Concrete floor joints break down when traffic runs over open or failed joints. Pallet trucks and trolleys knock the edges away until the joint widens.
Keep an eye out for any of the following:
- Cracked caulk along skirting in bathrooms and kitchens
- Grout cracking in a straight line across a floor
- Failed joint filler in concrete floors
- Rigid edge joints in tiled floors
If you look after a church, hall or community building such as St Oran's Church of Scotland, joints in its floors, skirtings and thresholds need resealing as they wear.
Questions to ask before booking
- What the quote includes, VAT included or not
- Whether they seal over old material or remove it
- What the cure time is
- What happens if they find a problem under the old sealant
What else we do in Connel
Can I do it myself?
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
What happens on the day
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most rooms, longer for large commercial floors. Somewhere like Connel may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First we check the joint and the floor and agree which sealant suits it.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- The joint is tooled to a neat finish and we tell you when it can take feet and a mop.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height
- Mention if the joints have been sealed before

Questions from Connel
Do you work for landlords with property near Connel Ferry station?
Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
Is Connel in your area for floor joint sealing?
Yes, Connel is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
What does floor joint sealing cost?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all.
Why has a gap opened under my skirting?
It’s normally the floor moving: heating drying the timber, or a filler that is too rigid. A flexible sealant stays closed as the floor moves.
Can you seal where the floor meets the bath panel?
Yes. We cut out any old sealant or caulk and reseal with flexible silicone.
Can sealant along the skirting be painted?
For painted skirting, we use a flexible product that can be painted. Silicone is not made to be painted, so it’s kept for wet areas and unpainted joints.
Are you fully insured?
Yes. We are fully insured, with over 20 years’ experience in sealant work.
Floor joint sealing in Connel: local notes
Across Argyll and Bute, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

Honest limits
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- A tiled floor that needs relaying
- Water getting under the tiles from elsewhere
- Floors that are uneven or need levelling
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.
Surfaces we seal
- Skirting boards
- Tiled floors
- Concrete floor joints
- Thresholds
- Commercial floors
- Wet room & bathroom floors
Looking after it afterwards
After the cure time, these simple habits help:
- Avoid sloshing water against skirting
- Cone off fresh joints until they’re ready
- Walk round the room once a year and look at the edges
- Get cracks along tile grout lines looked at early
Don’t paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.
Small gaps are quick to seal. Left alone, they collect dirt and widen over time.
